About the position

The Community Manager at Mayfair Management Group, LP is responsible for overseeing the day-to-day operations of affordable housing properties, ensuring compliance with regulations, and enhancing property value. This role requires strong organizational skills, attention to detail, and excellent customer service abilities. The ideal candidate will have a passion for community service and a commitment to maintaining a positive living environment for residents.

Responsibilities

  • Prepare and implement a marketing plan for the property.
  • Ensure 100% compliance with tax-credit or set-aside apartment regulations.
  • Maintain budgeted occupancy levels at approved rental rates.
  • Prepare and monitor operating budget, reporting on property status such as variance and occupancy reports.
  • Achieve the highest possible Net Operating Income (NOI) through effective cost control and maximizing revenue.
  • Collect specified rents, handle delinquent rents, file evictions, and approve write-offs.
  • Conduct regular training for all staff members.
  • Maintain all on-site books and record keeping.
  • Conduct periodic meetings with the entire staff.
  • Arrange for alterations, maintenance upkeep, or reconditioning of the property as specified in property management guidelines.
  • Supervise maintenance of buildings and grounds, including hiring of necessary personnel.
  • Approve purchasing of supplies, services, and goods for the property.
  • Attend to resident issues and needs, including neighbor disputes and maintenance issues.
  • Develop and implement resident retention, marketing, and advertising programs.
  • Respond to after-hours emergency calls as needed.
  • Assist with the eviction of residents in compliance with court orders and directions from management.
  • Create and maintain a positive environment for staff and promote a high-quality rental living experience.

Requirements

  • Experience managing affordable housing properties.
  • Strong organizational skills and attention to detail.
  • Excellent customer service skills.
  • Proficiency in Microsoft Word and Excel.
  • Experience with Yardi Systems.
  • Valid state driver's license.
  • Certified Apartment Manager (CAM) or Accredited Residential Manager (ARM) designation encouraged.

Nice-to-haves

  • LIHTC experience preferred.
  • Working knowledge of Fair Housing regulations.
