About the position

The Community Manager is responsible for the overall management and operational success of a large apartment community, ensuring revenue and profit targets are met while providing outstanding service and maintaining asset value. This role involves leading and motivating property staff, ensuring compliance with safety and employment practices, and promoting a strong service culture. The Community Manager will also strategize and analyze the needs of the property to maximize the return on investment for the owner.

Responsibilities

• Oversee a 300+ unit, Class-A property and maximize physical and financial operations.
• Ensure successful achievement of revenue, CapEx, and NOI growth goals.
• Supervise and provide leadership, support, and direction to the staff.
• Resolve associate-related issues and support team cohesiveness with positive communication.
• Ensure leasing team meets/exceeds leasing targets and provide timely feedback.
• Conduct effective monthly staff and safety meetings.
• Prepare annual budgets and complete monthly variance reports.
• Develop and implement a comprehensive marketing plan for the property.
• Manage the rent collection process and ensure compliance with legal standards.
• Recruit, hire, and train all on-site staff under the direction of the Regional Manager.

Requirements

• Minimum five years property management experience.
• Effective oral and written communication skills.
• Strong financial acumen and ability to interpret financial information.
• Proficient with Microsoft Office products and Yardi/YieldStar preferred.
• High School Diploma or equivalent required; two or four-year college degree preferred.

Nice-to-haves

• CCRM, ARM, or CAM designation(s) preferred.
