About the position

As a Community Manager at Woda Cooper, you will play a pivotal role in overseeing the daily operations of our residential community. Your primary responsibility will be to supervise and motivate all staff personnel to achieve the operational goals set by management and ownership. You will be the face of the community, interacting positively with residents and the public to enhance the community's image and ensure superior resident retention. This includes leasing apartments, which involves taking telephone inquiries, greeting prospects, showing apartments, taking applications and deposits, verifying income and credit information, and ensuring that leases are renewed on a timely basis. In addition to leasing, you will maintain the community in an attractive manner at all times, ensuring timely collection of rents and all monies on site, daily deposits, and record keeping. You will be responsible for the proper screening and scoring of rental applicants, controlling delinquency, and processing bad debt files to collections promptly. Creating and maintaining a customer-centered service culture is essential, as you will demonstrate proactive hospitality with prospects, residents, family members, and fellow community associates. Your role will also involve assisting in the hiring, development, discipline, and employment termination of all site personnel. You will set goals and evaluate performance, administer the community's operating budget, and ensure compliance with all SHFA commitments and other governmental commitments. Daily inspections of the property, scheduling capital improvements, and ensuring that all financial reporting and records are performed correctly and in a timely manner will be part of your responsibilities. You will also develop and implement positive resident relations programs and participate in company-sponsored continuing education and training seminars.

Responsibilities

  • Collect and post all rents, track collections, and pursue delinquent accounts.
  • Develop and implement positive resident relations programs.
  • Participate in continuing education and training seminars.

Requirements

  • High school diploma or GED required.
  • Experience in affordable housing programs such as LIHTC, USDA Rural Development, Section 8, or HOME.
  • Proficient in Microsoft Office Suite or related software.
  • Excellent interpersonal and communication skills.
  • Detail-oriented and organized with strong leadership abilities.
  • Understanding of laws, guidelines, and best practices of property management.
  • Experience with Yardi Voyager is a plus.
  • Valid driver's license and insurance.

Nice-to-haves

  • Familiarity with Fair Housing laws preferred.
  • Experience with RD 515 preferred.
