About the position

The Community Manager at The Garrett Companies will oversee the day-to-day operations of a new lease-up property, Ara Townhomes and Flats, in Castle Rock, Colorado. This role is crucial in ensuring the property reaches full occupancy and stabilizes its operations while providing an exemplary customer experience. The Community Manager will lead the onsite team, collaborate with upper management, and implement strategic marketing and leasing decisions to achieve budgeted goals.

Responsibilities

• Oversee day-to-day operations of the lease-up community and ensure stabilization.
• Lead, develop, and coordinate onsite team members to maximize performance.
• Collaborate with upper management on community objectives and budget goals.
• Conduct market studies and communicate updates on local competition and housing trends.
• Create an exemplary customer experience for residents and prospects.
• Initiate and assign daily activities for the onsite team, including leasing and marketing tasks.
• Manage vendor relations and oversee accounts receivable and payable processes.
• Complete move-in/move-out inspections and manage occupancy stability plans.
• Recruit, interview, and hire team members for the community.
• Hold regular team meetings to communicate goals and expectations.

Requirements

• 5+ years of extensive property management experience with new construction and lease-ups.
• Strong organizational skills and attention to detail.
• Dynamic leadership potential with excellent written and verbal communication skills.
• Ability to analyze and interpret reports and financial data.
• Working knowledge of accounting software and Microsoft Office.
