About the position

The Community Manager at Pelican Realty Management is responsible for overseeing the daily operations of one or two assigned properties. This role includes managing team members, ensuring compliance with company policies and various housing regulations, and achieving financial and operational goals. The Community Manager plays a crucial role in promoting resident satisfaction, managing budgets, and maintaining property standards.

Responsibilities

• Manage the day-to-day operations of assigned properties.
• Oversee team members and daily activities to achieve budgeted financial and operational goals.
• Ensure compliance with company policies and housing regulations.
• Analyze financial statements and marketing information to develop property budgets.
• Set rent rates and ensure timely collection of rent and fees.
• Approve invoices from vendors and manage communication regarding payments.
• Control expenditures to stay within budget constraints.
• Oversee lease enforcement processes and conduct periodic apartment inspections.
• Respond to resident complaints and promote satisfaction and retention.
• Conduct regular property inspections to ensure safety and cleanliness standards are met.
• Supervise property staff, including hiring, training, and performance management.
• Manage client/owner relationships and provide updates on property performance.

Requirements

• 4 or more years of relevant community manager experience.
• Strong knowledge of Texas rental laws, Fair Housing, and ADA regulations.
• Excellent verbal and written communication skills.
• Strong leadership and interpersonal skills.
• Highly organized with strong time management and project management skills.
• Proficiency in Microsoft Office and Yardi software.
• Ability to analyze and interpret market trends.
