A Community Manager I is responsible for providing the overall supervision of a community association. This role involves interacting with various stakeholders, including homeowners, vendors, board members, committee members, and staff at the Associa Client Shared Service Center (CSSC) and within the branch office. The Community Manager I plays a crucial role in ensuring that the operations and administration of the Association are conducted in accordance with the management agreement and the Association's policies and procedures. Key duties include acting as the primary liaison with the Association Board of Directors and homeowners, performing and directing administrative and management duties as requested by the Board, and ensuring that Associa community management tools are effectively developed and utilized. This includes maintaining an annual calendar, action item lists, resolution worksheets, timed agendas, RFP matrixes, committee charters, procurement procedures, and the fiscal year operating budget. The Community Manager I is also responsible for reviewing monthly financial reports and submitting management summaries to the Association Board of Directors. They provide recommendations regarding major capital expenditures necessary to maintain the community's appearance and operation, monitor corporate and client delinquency rates, and oversee the collections process for their account portfolio. Attendance at Board meetings and community events is required, along with the preparation of Board packages according to established time frames. Additionally, the Community Manager I must ensure that the Board of Directors is informed of any legal actions involving the Association and maintain unit and contract files related to the Association's operations. This position also involves assisting the Board of Directors and Architectural Review Board (ARB) with the architectural review process and routine inspections, managing vendor relationships, overseeing the Accounts Payable process, and coordinating inspections of building facilities and common areas. Other duties may be assigned as necessary.
