About the position

Vicinia Property Management is seeking a dedicated Community Manager with experience in Low-Income Housing Tax Credit (LIHTC) properties. The Community Manager will oversee all operations of the apartment community, focusing on increasing net operating income, maintaining the physical asset, and ensuring a high-quality living environment for residents. This role is crucial in establishing a positive and productive relationship with the community staff and is designed as a floater position, allowing for assignment to various communities as needed. The Community Manager will work under limited supervision and will be responsible for a range of essential duties that contribute to the overall success of the property management team. The Community Manager will be tasked with providing prospective residents with information about the apartments and the community, scheduling visits, and ensuring that leasing processes are handled efficiently. This includes preparing leasing paperwork, collecting security deposits and rent, and safeguarding all funds received in accordance with company policy. The role also involves monitoring marketing efforts, maintaining an accurate knowledge of community aspects such as rent and pricing, and ensuring that vacant apartments are market-ready within 48 hours of becoming vacant. In addition to these responsibilities, the Community Manager will supervise on-site employees, conducting hiring, training, evaluations, and performance reviews. They will also handle disciplinary actions and conduct regular staff meetings. The position requires excellent communication, organizational, and leadership skills, as well as the ability to analyze market conditions and develop effective leasing training programs. The Community Manager will play a vital role in fostering a team that exemplifies the quality and professionalism of Vicinia Property Management, ensuring a courteous and effective approach to resident interactions and community management.

Responsibilities

  • Oversee all operations of the apartment community to increase net operating income.
  • Maintain the physical asset and provide a quality living environment for residents.
  • Establish positive working relationships with community staff.
  • Provide information about apartments and the community to prospective residents and schedule visits.
  • Responsible for leasing apartments at established rental rates as determined by the Regional Property Manager.
  • Prepare and assist with all leasing paperwork accurately and efficiently.
  • Collect security deposits, rent, and other funds associated with resident moves.
  • Safeguard received funds consistent with company policy.
  • Monitor overall marketing effectiveness and provide input to the Regional Property Manager.
  • Maintain an ad book and demographics for the community.
  • Complete follow-up thank you notes and callbacks with prospects in a timely manner.
  • Ensure all vacant apartments are market-ready within 48 hours of becoming vacant.
  • Hire, train, evaluate, and supervise all on-site employees under the direction of the Regional Property Manager.
  • Conduct community staff meetings and attend management meetings as scheduled.
  • Analyze and monitor community market conditions to anticipate changes affecting profitability.
  • Execute notices and demands in accordance with company policy for delinquent residents.
  • Review lease renewals and initiate rent/fee changes according to budget and market conditions.

Requirements

  • High school diploma or equivalent is required.
  • Minimum of one year residential property management experience including supervisory responsibilities is required.
  • Excellent communication, organizational, and leadership skills necessary.
  • Prefer sales/multi-family leasing experience and/or hospitality industry experience.
  • Marketing and budgeting experience preferred.
  • Computer literacy, including experience with property management and/or accounting software.

Nice-to-haves

  • Experience in hospitality or product sales.
  • Additional years of residential property management experience.
