About the position

The Community Manager at Wright Equities, Inc. is responsible for overseeing the daily operations of the property and management office, ensuring effective management of on-site staff, and maintaining positive relationships with tenants, staff, and vendors. This role involves implementing goals set by the Property Manager, managing tenant occupancy, and ensuring compliance with Equal Housing Opportunity laws. The Community Manager plays a crucial role in enhancing the community's operating results through effective customer service and operational management.

Responsibilities

  • Supervise on-site staff and manage daily operations of the property and management office.
  • Maintain positive relationships with tenants, staff, and vendors.
  • Implement goals and objectives set by the Property Manager, including budget and tenant occupancy.
  • Accurately record and follow-up on all prospects and inquiries about the property.
  • Handle all walk-ins, telephone inquiries, and online leads; maintain traffic reports and conduct call-backs within 72 hours.
  • Complete and oversee lease renewals and follow-up on all aspects of the lease renewal process.
  • Manage the rent collection process and prepare delinquency notices as necessary.
  • Direct daily operations and ensure adherence to company policies and procedures.
  • Market the property and maintain occupancy by moving residents in within 15 days of unit vacancy.
  • Oversee the completion of maintenance requests and preventative maintenance programs.
  • Complete daily, weekly, and monthly reports as directed by the Regional Property Manager.

Requirements

  • High school diploma or GED required.
  • Valid driver's license is necessary.
  • Experience in property management and leasing, particularly with LIHTC properties.
  • Knowledge of Fair Housing regulations and compliance.
  • Strong leadership skills and ability to manage a team effectively.
  • Basic math skills for rent collection and financial management.

Nice-to-haves

  • Experience with customer service in a property management context.
  • Familiarity with marketing strategies for property leasing.
