About the position

The Community Builders, Inc. (TCB) is seeking a dedicated Community Manager to oversee all phases of community operations and ensure the performance of the on-site team. This role is pivotal in managing the company's objectives and property operating budget, with a focus on increasing cash flow, balancing budgets, maintaining physical assets, and providing a high-quality living environment for residents. The Community Manager will work under the direction of the Portfolio Operations Manager and will be responsible for establishing and maintaining positive relationships with team members, ensuring compliance with TCB's Mission Statement, policies, and regulatory requirements. In this position, the Community Manager will develop and manage operating budgets, oversee billing processes, and handle all accounting functions, including invoicing and expense tracking. They will monitor revenue transactions, manage rent collection processes, and ensure compliance with the Affirmative Fair Housing Marketing Plan and other regulatory requirements. The role also involves approving employee time sheets and implementing cost control measures as necessary. The Community Manager will ensure the property maintains its curb appeal and will conduct annual inspections of apartments and market-ready units. They will be responsible for safety and preventive maintenance, preparing for audits or inspections, and monitoring the work order system. Providing outstanding customer service to residents is a key aspect of this role, which includes timely communication and follow-up on service requests or complaints. Additionally, the Community Manager will collaborate with Community Life staff and resident associations to promote activities and services available on-site and in the local area, fostering a sense of community and well-being. This position also involves recruiting, training, coaching, and managing team members, as well as participating in corporate committees and attending trainings, seminars, and conferences. The Community Manager must be available for emergencies, on-call duties, and resident functions, including weekends as needed.

Responsibilities

  • Develop and manage operating budgets, billing processes, and accounting functions including invoicing and expense tracking.
  • Monitor revenue transactions and rent collection processes, including nonpayment of rent and collection agency follow-up.
  • Ensure compliance with Affirmative Fair Housing Marketing Plan and other regulatory requirements.
  • Oversee property upkeep, including curb appeal, annual inspections, and safety and preventive maintenance.
  • Prepare for local, state, or federal audits or inspections and monitor the work order system.
  • Provide outstanding customer service to residents and ensure timely communication regarding service requests or complaints.
  • Work closely with Community Life staff and resident associations to promote activities and services.
  • Recruit, train, coach, and manage team members, providing evaluations and recommendations to HR.
  • Attend trainings, seminars, and conferences as required.
  • Be available for emergencies, on-call duties, and resident functions on weekends as needed.

Requirements

  • BA/BS degree and 5+ years in a progressive career path in Residential Property Management, Hotel, Hospitality, or Retail Management.
  • At least 2 years in a supervisory or management role.
  • Excellent budget and financial management skills.
  • Knowledge of regulatory programs, policies, and Federal Housing Laws and Guidelines.
  • Experience with Microsoft Word, Excel, Outlook, and Yardi or other industry software.
  • Excellent verbal and written communication skills.
  • Demonstrated excellent customer service skills.
  • Knowledge of Federal Fair Housing Laws & Guidelines is a plus.
  • Ability to speak a second language is a plus.
  • Leadership skills and understanding of effective management of personal development for all employees.
