About the position

The Community Manager is responsible for the overall management and operational success of an apartment community, ensuring revenue and profit targets are met while providing outstanding service and maintaining asset value. This role involves leading and motivating property staff, ensuring compliance with company policies and regulations, and fostering a strong service culture. The Community Manager will also strategize and analyze the needs of the property to maximize the return on investment for owners.

Responsibilities

  • Supervise and provide leadership, support, and direction to the staff.
  • Ensure leasing team meets or exceeds leasing targets and review all aspects of the sales process.
  • Identify training needs and mentor new hires, ensuring proper onboarding.
  • Conduct morning lineups to ensure team members have necessary information.
  • Create and follow a daily process chart for operations.
  • Provide timely feedback and direction to the leasing team, including call reviews.
  • Conduct effective monthly staff and safety meetings.
  • Review Yieldstar pricing and submit recommendations.
  • Oversee the review and approval of move-in applications in accordance with Fair Housing requirements.
  • Conduct regular property inspections to maintain a hazard-free environment.
  • Prepare and administer annual budgets and complete monthly variance reports.
  • Develop and implement a comprehensive marketing plan for the property.
  • Ensure resident service satisfaction targets are met and implement retention programs.
  • Manage the rent collection process and ensure compliance with legal standards.
  • Supervise the control of delinquency and collection of funds.
  • Initiate necessary evictions and ensure all legal proceedings are followed through.
  • Ensure accuracy of resident move-out accounting summaries and audit vendor bills.
  • Maintain proper accounting of petty cash and special event funds.
  • Participate in staff selection, recruitment, and training processes.
  • Prepare annual reviews and develop bonus goals for staff.
  • Support industry networking and encourage participation in industry functions.
  • Conduct effective weekly sales meetings and monthly goal meetings with associates.

Requirements

  • High School Diploma or equivalent required; two or four-year college degree preferred.
  • Minimum two to five years of property management experience, depending on the number of units.
  • Effective oral and written communication skills; ability to give clear direction and respond to inquiries.
  • Strong sales and sales management skills.
  • Understanding of accounting principles and budget processes.
  • Outstanding customer service skills and experience in property management, hospitality, retail, or real estate.
  • Management skills including supervisory, planning, organizing, and coordinating tasks.
  • Proficient with Microsoft Office products (Word/Excel/Outlook) and Yardi preferred.
  • Prior experience supervising, training, coaching, and developing staff.

Nice-to-haves

  • CCRM, ARM, or CAM designation(s) preferred.
