About the position

Sares Regis Group is seeking an experienced Community Manager for McDermott Place, a 324-unit community located in Plano, TX. This role is pivotal in overseeing the overall performance and management of the property. The Community Manager will be responsible for hiring, training, and developing a competent team to ensure the smooth operation of the community. The position requires a proactive approach to managing daily operations, including reviewing daily rent recommendations and identifying opportunities to maximize income. The Community Manager will also be responsible for collecting rents, implementing timely legal procedures for delinquent rents, and ensuring compliance with resident insurance requirements. In addition to financial management, the Community Manager will oversee resident retention procedures, ensuring they are implemented effectively and timely. The role involves completing weekly reports accurately and approving invoices while ensuring timely data input. The Community Manager will analyze monthly performance, complete variance reports, and initiate annual budgets and forecasts. Identifying potential market challenges and educating the team about competitors and market conditions will be essential for creating effective marketing plans. The Community Manager will also manage recurring contract work, ensuring quality and compliance with insurance and lien waiver requirements. Safety is a priority, and the Community Manager will ensure that OSHA and other safety procedures are implemented, conducting routine safety meetings and maintaining up-to-date MSDS information. The role requires collaboration with the maintenance supervisor to identify potential repairs or capital projects, ensuring that the property maintains a high curb appeal and meets corporate standards. The Community Manager will adhere to company policies and procedures, ensuring that all operations align with the established guidelines.

Responsibilities

  • Responsible for hiring, training, and developing a competent team.
  • Manage daily operations, including reviewing daily rent recommendations and identifying opportunities to maximize income.
  • Collect rents and implement timely legal delinquent rent procedures.
  • Ensure resident insurance compliance procedures are in place.
  • Adhere to screening criteria and policies for residents.
  • Implement resident retention procedures effectively and timely.
  • Complete weekly reports accurately and on time.
  • Approve invoices and ensure timely and accurate data input.
  • Analyze monthly performance and complete meaningful variance reports.
  • Initiate annual budgets and forecasts.
  • Identify potential market challenges and educate staff about competitors and market conditions.
  • Create effective marketing plans.
  • Bid out recurring contract work to assure quality and best price.
  • Confirm contractor insurance and lien waiver compliance.
  • Monitor quality and timeliness of contractor performance.
  • Implement OSHA and other safety procedures and educate the team on safety precautions.
  • Identify potential repairs or capital projects in conjunction with the maintenance supervisor.
  • Ensure quality curb appeal meets corporate standards.
  • Read, follow, and implement company and employee handbooks and property policy manuals.

Requirements

  • Must have excellent problem-solving, interpersonal, and communication skills.
  • Must have leadership and supervisory skills.
  • Experience as a Community Manager of 300+ units is required.
  • Excellent sales skills are necessary.
  • Ability to read, analyze, and interpret general business periodicals.
  • Ability to write reports and business correspondence.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages.
  • Ability to apply concepts of basic math.
  • Ability to solve practical problems and deal with a variety of concrete variables.

Nice-to-haves

  • Knowledge of operations software used at the property level, including Outlook, Internet software, EXCEL, and WORD.
