We are currently seeking an experienced Community Manager for our 324-unit community, McDermott Place, located in Plano, TX. As the Community Manager, you will be responsible for the overall supervision and performance of the property. Your role will include hiring, training, and developing a competent team to manage daily operations effectively. You will review daily rent recommendations and identify opportunities to maximize income, ensuring that rent collection procedures are implemented timely and that resident insurance compliance is maintained. You will also oversee the adherence to screening criteria and policies, implement resident retention procedures, and ensure that weekly reports are completed accurately and on time. In addition, you will analyze monthly performance, complete variance reports, and initiate annual budgets and forecasts. Identifying potential market challenges and educating yourself and your team about competitors will be crucial in creating effective marketing plans. You will also be responsible for ensuring that recurring contract work is bid out routinely to assure quality and best pricing, while confirming contractor insurance and compliance with policy requirements. Safety procedures, including OSHA compliance, will be a priority, and you will ensure that your team is educated on safety precautions. You will work closely with the maintenance supervisor to identify potential repairs or capital projects, ensuring that the property maintains a high curb appeal and meets corporate standards.
