About the position

The Community Manager is responsible for overseeing the day-to-day operations of affordable multifamily housing properties within the Brothers Property Management portfolio. This role requires strong leadership, independent judgment, and effective communication to ensure compliance with housing regulations and to maintain high occupancy levels. The Community Manager will work closely with site personnel and residents to address issues, manage property operations, and ensure the long-term viability of the properties.

Responsibilities

  • Manage property operations in accordance with Federal, State, and Local Fair Housing laws.
  • Monitor rent collection processes and late payment reports.
  • Conduct weekly building inspections and report issues to maintenance.
  • Inspect housing units for cleanliness and maintenance needs during move-ins and move-outs.
  • Enforce lease violations and manage eviction notices.
  • Assist with obtaining bids and overseeing capital projects.
  • Maintain high occupancy levels and low turnover rates within budgeted benchmarks.
  • Certify resident eligibility using federal and local program guidelines.
  • Organize and maintain resident files according to established formats.
  • Process all certification functions and track property data using property management software.
  • Prepare move-out settlement statements and collections.
  • Ensure timely collection of property delinquency and manage rent deposits.
  • Assist with budget preparation and monitor site budget for variances.
  • Submit compliance reports on time and perform file pre-audits.
  • Provide site presence and resource to residents by holding regular office hours.
  • Communicate efficiently with residents and address their issues promptly.
  • Plan and coordinate community activities.

Requirements

  • High school diploma or equivalent.
  • Minimum of 2 years of experience in the property management industry, preferably with affordable housing experience.
  • Certified Occupancy Specialist (COS) certificate or equivalent housing knowledge certificates.
  • Experience with property management software.
  • Advanced technical knowledge of Property Management systems, including financial and operational skills.
  • Valid state of Colorado driver's license with a good driving record.

Nice-to-haves

  • Accredited Residential Manager (ARM) or Certified Property Manager (CPM).
  • Experience with Realpage Onesite Property Management Software.
