About the position

The Community Manager is responsible for overseeing the operations of an apartment community, focusing on achieving company objectives, maintaining the physical asset, and providing a quality living environment for residents. This role involves managing on-site staff, ensuring high occupancy levels, and maintaining financial performance while fostering a positive work environment.

Responsibilities

  • Manage the overall operations of the assigned apartment community under the supervision of the Regional Manager.
  • Supervise on-site staff, including hiring, performance counseling, and conducting community inspections.
  • Maintain high occupancy levels through effective team motivation and understanding market conditions.
  • Tour and lease apartments as necessary, ensuring a 33% closing ratio for office team members.
  • Train staff on closing techniques to improve leasing performance.
  • Ensure accurate management of the leasing process, including incoming traffic and lease paperwork.
  • Monitor and implement rent increases and utility charges on time.
  • Oversee rent collection and maintain delinquency levels below 1%.
  • Conduct regular inspections of the community and ensure cleanliness and maintenance of the property.
  • Respond to resident complaints and ensure compliance with Fair Housing regulations.

Requirements

  • High school diploma required; Bachelor's Degree in business or related field preferred.
  • 3-5 years of property management experience, including responsibilities for property operations and staff supervision.
  • Knowledge of industry software such as Yardi, Rent Cafe, Yield Star, and LeaseStar preferred.
  • Valid California driver's license with a clean driving record.
  • Proven verbal and written communication skills.

Nice-to-haves

  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification preferred.
  • Bilingual skills preferred.
