About the position

The Community Manager at American Communities is responsible for overseeing the operational and financial aspects of a property, ensuring it meets company goals. This role involves managing personnel, leasing, collections, resident services, maintenance, and compliance with laws and company policies. The Community Manager plays a crucial role in enhancing property performance and resident satisfaction.

Responsibilities

  • Operate financially within the approved budget.
  • Ensure timely collection and posting of rents.
  • Perform evictions and utility cut-offs as required.
  • Communicate delinquency issues weekly with detailed notes.
  • Provide leadership and direction for on-site employees.
  • Conduct regular coaching, counseling, and performance evaluations for staff.
  • Perform physical inspections of the property and verify conditions of vacant apartments.
  • Coordinate with maintenance staff for timely apartment reconditioning.
  • Ensure timely and courteous responses to resident requests or complaints.
  • Report unusual circumstances regarding residents or property to Regional Management.
  • Monitor staff handling of resident issues.
  • Maintain communication with vendors regarding work scheduling and billing.
  • Approve and submit invoices for payment to the corporate office.
  • Ensure compliance with OSHA standards and company safety policies.
  • Maintain knowledge of Fair Housing laws and ensure compliance by all personnel.
  • Maintain records of management activities and generate required reports.
  • Implement and maintain a resident retention program.
  • Ensure a professional appearance and manner for all personnel.

Requirements

  • High School diploma or GED; Bachelor's Degree preferred.
  • 3-5 years of supervisory experience or equivalent combination of education and experience.
  • Proficient in Microsoft Excel and Word, and familiar with Yardi and Blue Moon.
  • Strong communication skills for interacting with managers, residents, and the public.
  • Experience managing a diverse workforce and resolving conflicts.
  • Analytical skills to make decisions under risk and uncertainty.

Nice-to-haves

  • Experience in property management or real estate.
  • Knowledge of Fair Housing regulations.
  • Experience with resident retention programs.
