About the position

The Community Manager at NRP Group is responsible for overseeing the daily operations of an apartment community, ensuring excellent customer service, maximizing cash flow, and maintaining a quality living environment for residents. This role involves financial management, marketing support, customer service, and personnel development, all under the guidance of the Regional Property Manager.

Responsibilities

  • Oversee all financial performance of the property and work towards achieving budgeted NOI.
  • Maximize cash flow by maximizing revenue, minimizing delinquencies, and ensuring timely rent collection.
  • Ensure accuracy of Yardi data and prepare leasing activities and financial statements.
  • Develop cost-saving strategies to reduce budgeted expenses.
  • Create annual operating budget and business plan with the accounting team.
  • Review financial statements and prepare variance reports monthly.
  • Analyze income, expenses, and market rents to make recommendations.
  • Recommend and oversee capital improvements and maintenance programs.
  • Serve as property representative in court proceedings under legal counsel.
  • Support the leasing team by leasing apartments and qualifying applicants.
  • Monitor rental activity and maintain knowledge of market demographics.
  • Complete daily inspections of the property and market-ready units.
  • Supervise safety and risk management functions and coordinate safety meetings.
  • Recruit, train, and mentor team members, fostering a team environment.

Requirements

  • Certified Property Manager (CPM) or equivalent preferred.
  • 5+ years of property management experience.
  • 1 year of supervisory experience.
  • Working knowledge of Landlord-Tenant Laws and Fair Housing Regulations.
  • Experience with Yardi software and Microsoft Office Suite.
  • High school diploma or GED required; Bachelor's degree preferred.
  • Valid driver's license and reliable transportation.

Nice-to-haves

  • Tax Credit Specialist (TCS) or HCCP designation preferred.
