About the position

The Community Manager at Fairfield Residential is responsible for overseeing the operations of a multifamily property, ensuring high standards of customer service and resident satisfaction. This role involves managing a team, maintaining financial performance, and ensuring compliance with affordable housing regulations. The Community Manager plays a critical role in hiring, coaching, and supervising staff while focusing on achieving revenue and profit targets.

Responsibilities

  • Recruit, lead, motivate, and develop a high performing and diverse staff.
  • Prepare, execute and manage the property's operational budget.
  • Utilize Yardi accounting software to generate and review financial reports.
  • Ensure budgeted occupancy levels at budgeted rental rates.
  • Conduct property inspections and corporate or investor tours.
  • Gather and follow up on all verifications of income for LIHTC and HUD programs.
  • Ensure effective execution of marketing programs and maintain property representation on marketing assets.
  • Increase resident satisfaction through lease renewal strategies and retention plans.

Requirements

  • Minimum of three years of property management experience required.
  • Minimum of three years LIHTC experience required.
  • Experience using Microsoft Outlook, Word, and Excel.
  • Prior experience preparing for a REAC inspection for HUD properties.
  • Experience in a leadership position and managing a staff preferred.
  • Experience using Yardi or related property management accounting software.
  • Strong understanding of federal, state, and local fair housing laws.
  • Ability to read and understand regulatory agreements.
  • High school diploma or equivalent required; Bachelor's degree preferred.

Nice-to-haves

  • Industry certification preferred.
  • Housing Credit Certified Professional (HCCP) Designation preferred.
  • Certified Credit Compliance Professional (C3P) Designation preferred.
  • Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred if HUD property.
