The Community Relations Director plays a pivotal role in enhancing the marketing and sales efforts of the organization, specifically focusing on increasing occupancy rates and maintaining a waiting list for available apartments. This position requires a proactive approach in acting as a liaison between community resources and the Executive Director, ensuring that all marketing strategies align with the organization's goals. The Director will assist in formulating the annual advertising, marketing, and selling budget, while also being accountable for maintaining the projected budget throughout the year. In this role, the Community Relations Director will develop and implement comprehensive marketing and selling plans tailored for assigned communities. This includes collaborating with Executive Directors to create marketing calendars and activities that resonate with potential residents. The Director will also be responsible for organizing special events and activities that foster community relationships, ultimately leading to increased inquiries and reservations. Closing sales with potential residents and managing the progress of the sales plan implementation are critical components of this position. Training and coaching are also key responsibilities, as the Director will train individual Executive Directors in effective marketing strategies and sales techniques. Conducting community training sessions on marketing and selling techniques will be essential to ensure that all team members are equipped with the necessary skills to succeed. Additionally, the Director will develop community-specific advertising strategies and review advertising efforts to ensure they meet the needs of the assigned communities. The position requires a strong ability to communicate effectively across all levels of the organization and to recognize and address problems as they arise. Flexibility in working hours and the ability to travel are also necessary to meet the demands of the job. A valid driver's license and a well-maintained vehicle are required to fulfill the responsibilities of this role.
