About the position

Ashton Woods is seeking a Community Sales Manager (Onsite Sales Agent) to join our team in Maricopa, AZ. This full-time position is integral to our mission of providing exceptional home buying experiences. The Community Sales Manager will be responsible for achieving and exceeding established sales goals while effectively communicating our product offerings, building processes, financing plans, and mortgage processes to guide prospects and buyers. The role requires a comprehensive understanding of the competitive landscape, necessitating the preparation of various reports, including competition reports and sales and traffic reports for the communities. The successful candidate will stay informed about community information such as schools, utilities, tax information, shopping, local employment centers, and recreation areas to assist customers effectively. Continuous education through seminars and training is essential to remain updated on industry trends and best practices. The Community Sales Manager will also be responsible for maintaining a clean and welcoming sales office and model homes, ensuring that all collateral and supplies are well-stocked and consistent with company specifications. In addition to these responsibilities, the Community Sales Manager will track and follow each homebuyer throughout the sales process, providing customer-oriented service as outlined in Ashton Woods training. This includes maintaining communication with potential homebuyers, employees, and vendors, as well as conducting weekly builder meetings and ensuring timely completion of all company paperwork. The role also involves maintaining a customer satisfaction rating of 90% or above and an acceptable cancellation rate, while actively promoting Ashton Woods through various Realtor and HBA functions. The ideal candidate will possess strong sales presentation skills, the ability to analyze and interpret information, and a commitment to providing excellent customer service. This position requires a valid real estate license within three months of the start date and the ability to work weekends. Responsibilities

  • Achieve and exceed company established sales goals
  • Understand and effectively communicate all product offerings, building process, financing plans, and mortgage process to guide prospects/buyers
  • Prepare various reports accurately, including competition reports and sales and traffic reports
  • Stay up to date on community information such as schools, utilities, tax information, shopping, local employment centers, and recreation areas
  • Complete AWH sales agreements and addendums accurately and deliver them in a timely manner
  • Maintain communication with potential homebuyers, employees, and vendors
  • Track and follow each homebuyer and service their needs throughout the sales process
  • Staff site sales office and model homes during designated company hours
  • Ensure the sales office and model homes are neat, clean, and well lit at all times
  • Prepare a written punch list for the builder to maintain model homes in 100% condition
  • Ensure all collateral and supplies are well stocked and consistent with company specifications
  • Place and monitor all on-site signage as needed
  • Maintain and understand the Lead Management System and ensure it is accurate and up to date
  • Develop, practice, and deliver a strong sales presentation to prospective buyers
  • Complete registration cards for all prospects and evaluate all traffic for quality
  • Conduct weekly scheduled builder meetings with written meeting minutes
  • Complete all company paperwork in a timely and accurate manner
  • Collect all required monies from homebuyers
  • Maintain communication with Project Manager(s) and provide weekly updates to homebuyers during construction
  • Provide prompt attention to customer concerns by involving appropriate parties
  • Maintain constant communication with closing coordinators to expedite processes and ensure swift closings
  • Communicate and visit Realtors to generate referral sales through excellent customer relations
  • Attend various Realtor and HBA functions for self and AWH promotion
  • Communicate with buyers' lenders during the process
  • Maintain a customer satisfaction rating of 90% or above and an acceptable cancellation rate
  • Follow each buyer until they reach a home buying decision and prepare a lost sales report on buyers who did not buy from Ashton Woods
  • Attend all sales meetings and company functions

Requirements

  • Four (4) year degree preferred in Sales or Marketing from an accredited college or university
  • High School graduation or equivalency required
  • Valid driver's license and insurance required for business travel if by automobile
  • Valid and active real estate license within 3 months of start date
  • 1 - 5 years of sales experience required
  • Must be able to work weekends
  • Fluent in written and spoken English
  • Fluency in written and spoken Spanish is a plus
  • Ability to review, analyze and interpret information as well as troubleshoot to solve problems
  • Knowledge of business English and ability to communicate patiently and professionally with both internal and external customers
  • Ability to multi-task and prioritize several tasks without compromising quality of work or mission deadlines
  • Ability to adapt in a changing workplace
  • Computer literacy, proficiency with Outlook, Excel, Word, PowerPoint and ability to learn new programs as needed
  • Knowledge of sales processes and procedures required
  • Proven organization skills in a high-paced work environment
  • Understand the building process and communicate this effectively to prospects
  • Understand financing plans and mortgage process to help guide buyers

Nice-to-haves
