About the position

As a Community Sales Manager at Taylor Morrison, you will play a pivotal role in the home buying process, working directly with future homeowners in a state-of-the-art model home. Your primary responsibility will be to greet and register potential buyers, providing them with an exceptional customer experience as they embark on their journey to homeownership. This position requires a proactive approach to managing the model and community, treating it as your personal retail business. You will be responsible for ensuring that the model is always in pristine condition, ready to impress visitors from the moment they arrive. This includes opening the model early, maintaining cleanliness, and ensuring all technology is operational. In addition to managing the physical space, you will conduct regular customer care calls and community team meetings to address any issues, review community status, and ensure that all aspects of the sales process are running smoothly. You will maintain an organized inventory of sales collateral and ensure that all signage is clean and presentable. Your role will also involve following up with prospects and customers, ensuring that they are informed about the status of their home and the mortgage process. You will be expected to execute precise paperwork and maintain constant communication with various teams, including construction, design, and mortgage personnel. To succeed in this role, you will need to develop and implement a lead generation plan to meet and exceed sales goals. This involves being proactive in reaching out to potential leads through various channels, including direct mail, office visits, and networking. You will also need to be knowledgeable about the community, including HOA rules, school systems, and public reports, to effectively sell homes in accordance with these guidelines. A positive attitude, problem-solving skills, and a commitment to customer service are essential attributes for this position. You will be expected to meet or exceed sales and closing goals each month, ensuring that all sales are documented and reported accurately.

Responsibilities

  • Manage and maintain the model and community as if it were your personal retail business.
  • Open the model at least 15 minutes early and complete the full model opening process.
  • Conduct weekly customer care calls and community team meetings to review community status and issues.
  • Maintain a clean and complete inventory of all sales collateral.
  • Ensure flags and exterior signage are clean and presentable.
  • Keep the interior and exterior of the models looking like opening day every day.
  • Complete the buying experience with every customer until the customer ends the process.
  • Get a commitment from each prospect through contracts or appointments.
  • Be a great team player for your sales partner and other teams.
  • Complete follow-up with all internal customers and prospects by telephone.
  • Execute clean and precise paperwork and submit all contract documents timely.
  • Maintain knowledge of buyers' mortgage processes and ensure timely communication with mortgage personnel.
  • Stay in touch with the Design Studio regarding the design process.
  • Attend all pre-construction meetings when possible.
  • Adhere to all company policies and procedures.
  • Develop and implement a lead generation plan to meet sales goals.
  • Understand how to read blueprints and know all options offered in the community.
  • Maintain a current inventory list and ensure homes are clean and presentable.
  • Be knowledgeable about HOA deeds, school systems, and community covenants.
  • Work with a positive attitude and integrity.
  • Be a problem solver and recommend solutions.
  • Maintain a professional appearance and neat vehicle.
  • Walk customers' homes at least once every two weeks.
  • Meet or exceed sales and closing goals every month.
  • Register all prospects in MSCRM immediately according to policy.
  • Shop the competition and complete CMA tools.
  • Attend all sales meetings and trainings as scheduled.

Requirements

  • Active Real Estate License (where applicable by state).
  • Proficient in all Microsoft Office Applications and possess strong computer skills.
  • Highly organized with good documentation skills.
  • Customer service oriented with a focus on prioritizing customer needs.
  • Ability to be flexible and prioritize tasks to meet deadlines.
