About the position

The Community Sales Manager at Ashton Woods is responsible for driving sales by identifying and qualifying prospects, guiding them through the home buying process, and achieving established sales goals. This role requires a strong understanding of the company's product offerings, effective communication skills, and the ability to maintain customer satisfaction throughout the sales journey.

Responsibilities

  • Achieve and exceed company established sales goals
  • Understand and effectively communicate all product offerings, building process, financing plans, and mortgage process to prospects
  • Prepare accurate reports including competition reports and sales traffic reports
  • Stay informed about community information such as schools, utilities, and local employment centers
  • Participate in continuing education through seminars and training
  • Complete AWH sales agreements and addendums accurately and timely
  • Maintain communication with potential homebuyers, employees, and vendors
  • Track and service homebuyer needs throughout the sales process
  • Staff site sales office and model homes during designated hours
  • Ensure sales office and model homes are neat, clean, and well-lit
  • Regularly walk sales office and model homes and prepare punch lists for maintenance
  • Ensure collateral and supplies are stocked and consistent with company specifications
  • Place and monitor on-site signage as needed
  • Maintain and update the Lead Management System
  • Develop and deliver strong sales presentations to prospective buyers
  • Complete registration cards for all prospects
  • Evaluate traffic for quality
  • Conduct weekly builder meetings with written minutes
  • Complete company paperwork accurately and timely
  • Collect required monies from homebuyers
  • Maintain communication with Project Manager(s)
  • Provide weekly updates to homebuyers during construction
  • Address customer concerns promptly by involving appropriate parties
  • Maintain communication with closing coordinators to expedite closing processes
  • Engage with realtors to generate referral sales and promote AWH
  • Communicate with buyers' lenders during the process
  • Maintain a customer satisfaction rating of 90% or above
  • Maintain an acceptable cancellation rate
  • Follow each buyer until a home buying decision is made and prepare lost sales reports
  • Attend all sales meetings and company functions

Requirements

  • Four-year degree preferred in Sales or Marketing from an accredited college or university
  • High School graduation or equivalency required
  • Valid driver's license and insurance required for business travel
  • Valid and active real estate license within 3 months of start date
  • 1 - 5 years of sales experience required
  • Must be able to work weekends
  • Fluency in written and spoken English
  • Fluency in written and spoken Spanish is a plus
  • Ability to review, analyze, and interpret information and troubleshoot problems
  • Knowledge of business English and ability to communicate professionally with customers
  • Ability to multi-task and prioritize tasks without compromising quality
  • Ability to adapt in a changing workplace
  • Computer literacy and proficiency with Outlook, Excel, Word, PowerPoint
  • Knowledge of sales processes and procedures
  • Proven organizational skills in a high-paced work environment
  • Understanding of the building process and ability to communicate it effectively to prospects
  • Understanding of financing plans and mortgage processes
