Known for a community-driven approach, Harrington Housing prioritizes high standards in compliance, financial accountability, and tenant experience. We are seeking an experienced CFL Manager to lead and oversee these critical functions within our operations. Position Summary: The CFL Manager will be responsible for ensuring financial stability, legal compliance, and operational integrity across Harrington Housing properties. This multifaceted role involves setting up financial tracking systems, enforcing compliance with legal and lease requirements, managing expenses, and supporting tenant and landlord relations to maintain smooth co-living operations. Key Responsibilities: Establish and monitor a financial reporting system to track profit and loss (P&L) by property, city, and region. Create and implement financial goals for staff, including gross and net margins, net income, and expense margins. Monitor and control routine expenses (e.g., Uber, meals, travel, consumables) with regular checks and expenditure caps. Expense Management and Utility Optimization: Establish expenditure caps and manage personalized credit card issuance to staff, with salary remittance if unapproved expenses occur. Optimize and track utility expenses, setting caps on services like internet and streaming subscriptions. Deposit and Chargeback Policies: Track and manage deposit return processes, including inventory checks, damage assessments, and chargebacks for violations (e.g., smoking). Oversee compliance with damage and chargeback policies to ensure proper deductions and fair assessments. Legal Compliance and Lease Management: Establish compliant lease agreements and procedures (standard leases, notice periods, deposit handling, late fees). Assess and address legal issues impacting landlord relationships, including lease compliance, fire safety, and building codes. Manage all collections, evictions, and rent arrears, including issuing notices, tribunal filings, and attending hearings. Tenant and Property Compliance: Enforce co-living rules to prevent lease term violations (e.g., cleaning, smoking, disturbances). Conduct routine property compliance checks (fire alarms, elevator filings, etc.) to ensure compliance with local regulations. Transition and terminate leases with underperforming or problematic properties, ensuring compliance and minimal disruption. Documentation and Legal Advisory: Maintain records of all vital documents, including leases, move-in checklists, permits, architect reports, and unit setup checklists. Provide legal consultation and advice to the local team, assisting with permit and license applications if needed. Track tenant verifications, ensuring payments are up to date and verifying new tenant payments. Vendor and Landlord Relations: Manage and track all payments to vendors and landlords, ensuring timely and accurate processing. Establish and track rent collection from tenants, issuing notices for any lease term violations. Requirements: Bachelor's degree in Finance, Business Administration, Legal Studies, or a related field. Minimum of 3 years of experience in compliance, finance, or property management roles.
