About the position

The Compliance Specialist at Shinda Management Corporation (SMC) plays a crucial role in ensuring that the company's property management portfolio adheres to various regulatory requirements, including Fair Housing Laws and specific program regulations such as LIHTC and Section 8. This position involves processing certifications, managing tenant files, and assisting with audits, all while maintaining a focus on resident satisfaction and compliance with company policies.

Responsibilities

  • Ensure compliance with program regulatory requirements (e.g. LIHTC, Section 8, Inclusionary Housing, HOME, and other programs), Fair Housing Standards.
  • Fully process and complete initial certifications, annual recertifications, leases and lease renewals within assigned portfolio.
  • Participate in marketing and leasing functions related to all affordable housing programs and applications.
  • Process tenant rental payments, Housing Assistance Payments (HAP), and manage Tenant Rental Assistance Certification System (TRACS).
  • Pre-audit LIHTC/HUD and HOME tenant files for all properties.
  • Assist with preparation of site audits and the LIHTC portion of the rent ups.
  • Assist with review of Certified Rent Rolls mid-year and at year end.
  • Prepare reports as needed and perform in-house audits as required.

Requirements

  • 1-2 years' minimum experience in LIHTC and/or Section 8 multi-family property management.
  • Accredited housing certification preferred: Low Income Housing Tax Credit and/or Certified Occupancy Specialist.
  • Experience with Yardi, One-Site/SitCompli (or other housing software).
  • Full knowledge of NYC rent stabilization and HUD Handbook 4350.3, Rev-1 Chg. 4 rules and regulations.
  • Excellent knowledge of Microsoft Office Suite.
  • Demonstrated excellent communication and customer service skills.

Nice-to-haves

  • Bilingual Spanish is a plus.
