About the position

CMTA, a Legence company, is seeking a Construction Manager for Energy Solutions to join our dynamic team in Brentwood, TN. We are looking for a Construction Manager who embodies these values and is committed to excellence in their work. The primary responsibility of the Construction Manager is to ensure the successful fulfillment of contracts following the design phase. This role requires a strong background in both HVAC/mechanical systems and commercial construction, along with exceptional communication skills, both verbal and written. The Construction Manager will lead a support team that includes administrative staff, other construction managers, engineers, and design team members. During heavy construction phases, the Construction Manager will be on-site at all times, while during other project periods, they may work from the office or remotely to assist with various projects. Key responsibilities include overseeing pre-construction activities such as reviewing project drawings for scope and constructability, assisting with subcontractor selection, and managing the bid process. During construction, the Construction Manager will develop and manage the construction schedule, administer safety programs, and ensure that all project milestones are met. They will also be responsible for managing subcontractor contracts, ordering equipment, leading construction review meetings, and documenting project progress. Post-construction, the Construction Manager will address project issues, resolve warranty concerns, and develop operation and maintenance manuals as well as as-built documents.

Responsibilities

  • Review project drawings for scope, constructability, and cost savings.
  • Assist with subcontractor selection and manage the bid process.
  • Develop construction schedules and manage subcontractors to meet milestones.
  • Administer safety programs and develop project safety binders.
  • Work with vendors to gather equipment submittals, review, and order equipment.
  • Lead construction review meetings and document progress for the owner.
  • Assist with commissioning efforts and address measurement and verification items during construction.
  • Review subcontractor pay applications and track project financials.
  • Schedule factory start-ups and ensure start-up sheets are filled out and submitted for warranties.
  • Coordinate owner training and develop operation and maintenance manuals.

Requirements

  • Experience in HVAC and mechanical systems.
  • Strong background in commercial construction.
  • Excellent verbal and written communication skills.
  • Ability to manage multiple projects and teams effectively.
  • Experience with construction scheduling and subcontractor management.

Nice-to-haves

  • Familiarity with performance contracting and zero energy projects.
  • Experience in safety program administration.
  • Knowledge of commissioning processes and requirements.
