About The Position
The Construction Manager (CM) at Potbelly Sandwich Shops plays a crucial role in overseeing and assisting both new and existing franchisees with the coordination, planning, and implementation of new shop construction. This position is pivotal in supporting franchisees through various stages of site feasibility, milestone tracking, owner-furnished orders, entitlement procedures, and General Contractor (GC) management. The CM will also be responsible for resolving a variety of challenges that arise during the construction process, utilizing defined policies, procedures, and their own subject matter expertise. Additionally, the CM will act as the Project Manager (PM) for communication and coordination with cross-functional teams, ensuring that all stakeholders are aligned and informed throughout the development process. In this role, the Construction Manager may also oversee the execution of company-owned new shop projects, as well as refresh, remodel, and reimaging initiatives across the existing portfolio. The CM will utilize the company's project management platform, FranConnect, along with GC project trackers, to ensure that franchisees, general contractors, architects, engineers, and other cross-functional teams are working together effectively to support timely and cost-effective development. Regular bi-weekly update calls will be facilitated to provide status updates on all sites in development, and the CM will provide weekly pipeline reports to senior leadership to maintain transparency regarding construction progression. The Construction Manager will review franchisee development proformas to assess site feasibility and establish realistic construction budgets. They will also review financial budgets, architectural and engineering drawings, permitting procedures, GC bids, and construction timelines to ensure compliance with company standards. A strong focus on driving schedules to deliver expedited timelines while identifying and resolving potential delays is essential. The CM will conduct site visits to shops under construction at specific milestone events to ensure compliance with schedules and quality standards, ultimately coordinating the smooth turnover of new shops to the operations and training teams.
