About the position

The Construction Manager will oversee new and remodel construction projects for Taco Bell in the North Texas area. This role focuses on project management, budget oversight, resource coordination, and ensuring safety and compliance throughout the construction phases. The Construction Manager will provide technical advice, manage contractors, and ensure that projects align with brand standards and regulations.

Responsibilities

  • Organize, lead, and manage construction projects, including budget, design, schedules, project progress, and resource allocation.
  • Manage the process to identify, approve, select, schedule, and manage general contractors and subcontractors for construction projects.
  • Direct activities of Project Representatives and Engineers on project sites.
  • Collaborate with owners and leadership teams to define project scope and requirements.
  • Provide recommendations related to project delivery methods and cost estimates.
  • Create cost budgets for labor, supplies, materials, and other project costs.
  • Review contracts between selected vendors and enforce revisions when necessary.
  • Review plans and specifications for compliance with safety and building codes.
  • Ensure appropriate documentation and record-keeping from architects and general contractors.
  • Assist with energy and sustainability modeling and LEED certification documentation.
  • Coordinate with architects on furniture, fixture, and equipment (FFE) design and installation.
  • Ensure compliance with federal, state, and local requirements.
  • Track and monitor construction expenditures and maintain realistic budgets.
  • Perform daily on-site inspections for quality and compliance with plans and specifications.
  • Conduct pre-construction conferences and lead site meetings with contractors and architects.
  • Maintain daily project logs and provide regular written reports on project status.
  • Review progress of billings and negotiate revisions when necessary.
  • Resolve issues arising from inspections and contract administration.
  • Negotiate and resolve Change Order Requests and RFQ proposals.

Requirements

  • Bachelor's degree in Construction Science, Construction Management, Architecture, Engineering, or a similar field.
  • Minimum 5 years of construction management experience, preferably in new build restaurants and remodels.
  • Certification by the Construction Management Association of America is preferred (Certified Construction Manager or Certified Associate Construction Manager).
  • Thorough understanding of franchise licensing laws, permitting, and construction regulations.
  • Excellent communication, time-management, organization, problem-solving, conflict management, and negotiation skills.
  • Familiarity with construction management software packages.
