About the position

The Construction & Operations Manager is responsible for overseeing and directing all aspects of facilities maintenance and operations. This role requires a hands-on manager who will not only supervise a team but also engage in maintenance tasks directly. The Operations Manager ensures that all maintenance items are completed efficiently and that the quality standards of the company are upheld in common areas and tenant suites.

Responsibilities

• Oversee and direct all aspects of facilities maintenance and operations.
• Complete maintenance items and supervise team members in their tasks.
• Manage various projects and workers continuously.
• Schedule all projects utilizing both employees and subcontractors to meet deadlines.
• Manage, maintain, and expand the subcontractor network.
• Conduct weekly meetings to deliver schedules and address questions.
• Troubleshoot and provide maintenance and repair direction.
• Handle all service calls in a timely manner to tenant satisfaction.
• Visit tenants and submit monthly building walkthrough reports.
• Communicate with the office manager to schedule subcontractors and employees.

Requirements

• High School Diploma or equivalent required.
• Experience in HVAC, electrical, mechanical, plumbing, carpentry, painting, and general maintenance.
• Basic computer skills, including Microsoft Word and email knowledge required.
• Ability to utilize software programs like AppFolio and SmartSheets is a plus.
• Strong organizational skills to manage multiple projects accurately and timely.
• Strong interpersonal skills and ability to work independently.

Nice-to-haves

• Knowledge of AppFolio and SmartSheets is a plus.
