About the position

Crescendo Commercial Realty is seeking a Construction Project Coordinator (CPC) to join their project management team. The CPC will assist in overseeing construction projects across the portfolio, working closely with various teams to ensure projects are planned, organized, and executed to meet company and landlord standards. This role involves collaboration with tenants, contractors, and internal departments to deliver projects on time and within budget, while adhering to regulatory and safety standards.

Responsibilities

  • Assist in the planning, coordination, and execution of all tenant improvement (TI) projects and building-related initiatives from inception to completion.
  • Collaborate with tenants, contractors, architects, and leasing/property management teams to define project scope, objectives, and timelines.
  • Assist to develop and manage project budgets, schedules, and resources to ensure projects are delivered on time, meeting lease commencement goals, and completed within budget.
  • Ensure all projects adhere to regulatory and safety standards relevant to the healthcare and construction industries.
  • Assist in reviewing architect drawings as well as fit plans as needed, keeping in mind landlord best interest, costs, and various other factors.
  • Act as point of contact on designated projects for tenants and internal teams regarding project status, updates, and requirements.
  • Foster strong relationships with tenants to understand their needs, minimize disruptions during construction, and ensure satisfaction with completed projects.
  • Regularly report project progress to management and provide detailed documentation and reporting.
  • Assist the Construction Project Manager in selecting, contracting, and managing third-party vendors, contractors, and subcontractors involved in construction and renovation projects.
  • Seek new vendor relationships to ensure competitive pricing is received in all markets as well as maintain existing vendor relationships.
  • Assist in contract negotiation, oversee performance, and ensure adherence to quality standards and timelines.
  • Assist in the bidding process for projects and ensure competitive pricing while maintaining quality.
  • Assist in bid leveling analysis to the leasing and property management teams for all project approvals to ensure consistent pricing and value on all jobs.
  • Conduct occasional site inspections when directed, including potential travel, and work with local sub-agents to provide quality control checks to ensure workmanship meets established standards.
  • Assist on all conference calls with subagents, tenants for construction processes, contractors at various stages of construction, necessary vendors, and various others as required per job.
  • Identify and mitigate project risks and issues, implementing effective solutions as needed.
  • Assist in maintaining project documentation, including permits, contracts, change orders, and compliance records.
  • Assist in monitoring project financials, track expenses, and ensure accurate billing and invoicing within the Construction Manager Yardi Module.
  • Analyze cost variances and take corrective actions as necessary to control project budgets.
  • Provide assistance with communicating to architects and general contractors to get updated information on existing jobs as well as to send new jobs out to bid.
  • Work on special projects and assignments from time-to-time upon request and consult on occasional new software, process, and procedure developments as it would relate to construction projects.
  • Continually work on process improvements and make suggestions as and when possible.

Requirements

  • 1 year of construction experience required.
  • Strong working knowledge of Microsoft Word, PowerPoint, and Excel.
  • Ability to effectively prioritize and multi-task.
  • Excellent people skills.
  • Ability to effectively communicate both orally and in writing with peers, managers, and clients.

Nice-to-haves
