About the position

The Project Manager at Harper & Sons, Inc. is responsible for overseeing multiple commercial construction projects primarily located on Maryland's Eastern Shore. This role involves providing overall management direction, ensuring productivity towards project milestones, maintaining communication with project stakeholders, and monitoring both construction and financial activities. The Project Manager will also serve as a technical resource for project specifications and documentation, ensuring adherence to industry standards and project requirements.

Responsibilities

  • Estimating and pre-construction activities
  • Subcontractor/vendor selection
  • Shop drawing and product submittal preparation and management
  • Construction document management
  • Review and monitor all design and construction phase documents for conformance with the budget, schedule, and prime contract
  • Build and maintain positive relationships with project owners
  • Prepare bid invitations and coordinate the bidding process during estimating phases
  • Review vendor bids for accurate scope, vendor qualifications, and price
  • Prepare detailed construction phase schedules, including the critical path
  • Direct and mentor assistant project managers when applicable
  • Negotiate and prepare subcontracts, purchase orders, and change order requests
  • Monitor payment receipts and disbursements
  • Manage multiple crews on different projects
  • Prepare monthly billing requisitions in conjunction with Accounting
  • Communicate regularly with team members to ensure work specifications are met
  • Adhere to OSHA and MOSHA Safety Standards and report safety incidents in a timely manner

Requirements

  • Minimum 5 years of experience in Commercial or Multifamily Construction management
  • Excellent leadership, organizational, and communication skills
  • Experience managing construction projects with a size greater than $750,000
  • Minimum AA Degree (higher education is a plus)
  • Proficiency with Microsoft Office products (Word, Excel, Outlook)
  • Self-motivated and able to work without direct oversight
  • Ability to troubleshoot and identify problems
