About the position

The Construction Project Manager at Russell Square Consulting will oversee and coordinate all aspects of multifamily construction projects, ensuring timely and profitable delivery. This role involves managing project planning, scheduling, budgeting, and subcontractor negotiations while embodying the company's core values of consistency, communication, and team collaboration.

Responsibilities

  • Procure the lowest competitive bids for all aspects of construction of the assigned projects.
  • Supervise the Project Superintendents in scheduling sub-contractors and material deliveries to complete the project.
  • Identify problems or potential problems as they relate to the organization of the job.
  • Prioritize tasks to provide a smooth flow of progress throughout the project.
  • Supervise the tasks and responsibilities assigned to employees and subcontractors.
  • Negotiate and write all sub-contracts.
  • Implement material processing and track all costs incurred.
  • Review all timesheets submitted by subordinates.
  • Problem-solve with architects, engineers, and local authorities.
  • Write and sign all Purchase Orders, change orders, and back charges.
  • Monitor sub-contractors' agreements and provide written notices if they are not meeting the terms of their commitments.
  • Verify that the required inspections are made by the appropriate governing authorities.
  • Inspect and note deficiencies that need correction before a unit inspection by the owner.
  • Ensure all requirements are met at close-out of the project, and that permanent occupants are obtained from the governing Building Department.
  • Verify that the project has a complete inventory of tools on file and that the tools are being maintained.
  • Enforce the Company Safety and Security Policy and Procedures on the project site at all times.
  • Establish all final construction documents, schedules, and budgets.
  • Manage options and value engineering list and provide accurate pricing of each.
  • Manage review of GMP documents.
  • Participate & lead in project OAC meetings.

Requirements

  • A minimum of 3-5 years Project Management experience on projects of 20 million plus is required.
  • A minimum of 10 years of experience in construction with at least 5 years in multifamily construction is required.
  • Must have extensive knowledge using Procore, Microsoft Projects & Bluebeam.
  • Extensive multifamily construction experience is required.
  • A High School Diploma or General Equivalency Diploma is required.
  • Bachelor's degree in construction management or related field is preferred.
  • Knowledge of construction management theory and practice.
  • Must have thorough knowledge of multifamily trades, ability to analyze construction documents, and ability to read blueprints.
  • Knowledge of construction building codes and building methods.
  • Demonstrates exceptional attention to detail and organizational abilities.
  • Proficient in effective communication and teamwork.
  • Maintains a positive outlook and embraces a collaborative team approach.
  • Shows responsibility and takes pride in their work.
  • Knowledge of PC and of construction and business software, including scheduling, estimating, spreadsheets and word processing.
  • Must have excellent written and verbal communication skills.
  • Must have the ability to operate an automobile.
  • Must have a valid state approved driver's license.
  • Must be able to furnish a vehicle for use during the workday.
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up, and carry multiple projects through to completion.
  • Proficient with construction related tools such as tape measure, construction level, calculator, etc.
