About the position

Signature Companies LLC is a design-build construction firm and general contractor located in Sioux Falls, SD, specializing in a variety of construction projects including single-family homes, multi-family apartments, retail centers, offices, storage, and industrial facilities. The Construction Project Manager will be responsible for planning and managing residential projects with budgets up to $50 million annually. This role requires collaboration with the construction team and reporting directly to Senior Management. The primary goal of the Project Manager is to ensure the quality of work and compliance with OSHA, federal, state, and company policies while adhering to project schedules and financial constraints. The Project Manager will lead project staff through various phases of construction, including site selection, project design, and project completion. This involves analyzing blueprints, specifications, and contract requirements to prepare accurate estimates for residential and land development projects. The role also includes coordinating with civil engineers, architects, and other professionals as necessary, utilizing estimating software for bidding and budgeting, and managing job site administration. The Project Manager will be responsible for maintaining a safe job site environment, establishing detailed procedures for project documentation, and ensuring effective communication with all stakeholders involved in the project. In addition to technical skills, the Project Manager must possess strong interpersonal skills to work effectively with different trades and communicate clearly with upper management, subcontractors, suppliers, and onsite staff. The position requires a proactive approach to problem-solving and the ability to manage subcontractor schedules and quality of work while ensuring compliance with project specifications and timelines.

Responsibilities

  • Planning and managing residential projects ranging up to $50 Million annually.
  • Leading project staff in the process of site selection, project design, project commencement, project schedule, and project completion.
  • Analyzing blueprints, specifications, and contract requirements to prepare accurate estimates for residential and land development projects.
  • Coordinating with civil engineering, architects, structural engineers, mechanical engineers, etc. as needed.
  • Utilizing estimating software for bidding, budgeting, awarding contracts, completing contracts, etc.
  • Procuring and negotiating with subcontractors, suppliers, and vendors in expediting estimates and proposals.
  • Managing job site administration and coordinating with field supervision.
  • Reporting development monitoring, project revisions, progress budgets, progress schedule, and its periodic revisions with senior management.
  • Identifying and resolving all project revisions or changes.
  • Managing subcontractor schedules, quality-of-work, coordination with other trades, approving invoices and payments.
  • Creating and maintaining a safe/secure job site environment.
  • Establishing, maintaining, conducting, and policing detailed procedures for the submittal, review, coordination, approval, and distribution of shop drawings, samples, etc.
  • Establishing and maintaining all project files relating to engineering, subcontracts, bid package records, plans, specifications, changes, clarifications, and as-built documents.
  • Reviewing all vendor schedules of values and preparing the general schedule of values.
  • Evaluating subcontractor payment requisitions relative to actual work performed.
  • Coordinating on-site with corporate office activities.

Requirements

  • Bachelor's degree in Construction Management, Engineering, or Architecture REQUIRED
  • 5+ years of experience in related field
  • Clear understanding of local planning and zoning requirements as it relates to potential projects
  • Comprehensive knowledge of building products, construction details, and relevant rules, regulations, and quality standards
  • Ample knowledge about means, methods, and materials used in multi-family construction and land development
  • Excellent written and verbal communication skills
  • Proficient in Microsoft Excel and estimating software
  • Excellent plan and specification reading skills
  • Well-developed organizational skills
  • Honest, dependable, and good interpersonal skills
  • Good driving record, valid license - insurable through the company

Nice-to-haves

  • Experience in residential construction, project management, land development, and estimating
  • Experience in Sage Project Management preferred
  • Scheduling knowledge preferred
