About the position

Our client, a mid-size Commercial Real Estate Investment Company, is currently seeking a Controller. This role will report directly to the COO and will be a hybrid position, requiring three days in the office and two days of work from home. The Controller will manage a small staff and will be expected to take a hands-on approach to the role, with minimal delegation of responsibilities. The Controller will oversee and implement all accounting and reporting operations as well as financial management functions. This includes conducting audits of annual budgets and CAM reconciliations, monitoring monthly budgets to review individual project cash flows, and leading the development and maintenance of the company's policies to minimize risk and increase efficiency. The role also involves leading investor relations, which includes managing investor communications, distributions, and capital calls. Additionally, the Controller will be responsible for completing complex 1031 exchange analysis for both investors and internal stakeholders, corresponding with the company's lenders, and monitoring debt covenants for the portfolio. Preparation and review of quarterly bank covenant compliance documentation, as well as semi-annual property value reforecasts, will also be part of the responsibilities. The Controller will assist with asset management, including sales, refinances, property insurance, cash flow, and scenario analysis. Furthermore, the role includes leading the company's risk management and insurance book, handling all property insurance and corporate-level insurance, and ensuring that new properties are properly insured. Lastly, the Controller will manage yearly tax responsibilities.

Responsibilities

  • Oversee and implement all accounting and reporting operations and financial management functions including audits of annual budgets and CAM reconciliations.
  • Monitor monthly budgets to review individual project cash flows.
  • Lead in the development and maintenance of the company's policies and implement procedures to minimize risk and increase efficiency.
  • Lead investor relations including investor communications, distributions, and capital calls.
  • Complete complex 1031 exchange analysis for investors and internal stakeholders.
  • Correspond with company's lenders and monitor debt covenants for the portfolio as well as preparation and review of quarterly bank covenant compliance documentation.
  • Prepare semi-annual property value reforecasts.
  • Assist with asset management including sales, refinances, property insurance, cash flow, and scenario analysis.
  • Lead the company's risk management/insurance book including all property insurance and corporate-level insurance, including annual portfolio insurance renewals and ensuring new properties are properly insured.
  • Handle yearly tax responsibilities.

Requirements

  • Bachelor's Degree in Accounting or Finance
  • CPA ideally
  • Public Accounting experience - ideally with real estate clients
  • Yardi Expertise ideal
  • Commercial Real Estate Company expertise
