About the position

WC Smith is seeking a Custodian to join our team at Shipley Park Apartments, located in Southeast DC. This position is essential for maintaining the property grounds and ensuring a clean and safe environment for residents. The Custodian will be responsible for running minor maintenance tickets and addressing resident-related concerns. Daily inspections of property grounds and common areas are required to uphold the standards of cleanliness and safety. The role also involves maintaining the security of the property by ensuring that all building and apartment doors are secured at all times. The Custodian is expected to maintain a professional appearance and attitude, wearing the required property uniform and being courteous and helpful while working in apartments. Timely completion and submission of work tickets are crucial, as is assisting in the completion of preventative maintenance schedules for equipment and operating systems. The Custodian will also help maintain the inventory of tools, equipment, and supplies, and notify the manager of any needed maintenance and repairs on the property. Keeping workshops and utility rooms clean and orderly is part of the job, as well as assisting in preparing vacant apartments for leasing. Groundskeeping and snow removal duties may also be required as needed. The Custodian will assume responsibility for after-hour emergencies on an on-call basis and perform all other duties as assigned.

Responsibilities

• Maintain the property grounds and common areas.
• Run minor maintenance tickets and handle resident-related concerns.
• Complete daily inspections of property grounds and common areas.
• Ensure the security of the property by securing building and apartment doors.
• Maintain the required property uniform and assure a professional appearance and attitude at all times.
• Be courteous, helpful, and neat when working in apartments.
• Complete and submit work tickets on time and upon completion.
• Assist in completing preventative maintenance schedules of equipment and operating systems.
• Assist in maintaining the inventory of tools, equipment, and supplies.
• Notify the manager of needed maintenance and repair on the property.
• Keep workshops and utility rooms in a clean and orderly condition.
• Assist in readying vacant apartments for leasing.
• Assist in groundskeeping and snow removal at the property as required.
• Assume responsibility for after-hour emergencies (on-call) as needed.
• Perform all other duties as assigned.

Requirements

• At least one year of custodial, basic maintenance, or similar experience.
• Demonstrated knowledge of basic maintenance and repair and the tools and equipment used in performing it.
• General knowledge of entry-level maintenance and repair tasks, tools, and equipment in plumbing, electricity, locks, carpentry, painting, fire alarm panels, landscaping, and plant care.
• Awareness of and ability to operate within OSHA (Occupational Safety & Health Act) standards.
• High school diploma or equivalent desired.
• Experience with moving equipment or appliances is a plus.
• Ability to stand for long periods (8 hours or more per day) and perform physical activities such as bending, climbing step ladders, lifting, carrying, grasping, gripping, turning, reaching above shoulders, pushing and pulling, climbing stairs, stooping, and squatting/kneeling.
• Ability to regularly lift and carry up to 50 lbs, and occasionally up to 75 lbs.
• Ability to work inside and outside in various weather conditions.
