About the position

The Portfolio Analyst role at Amazon Web Services (AWS) is a critical position within the Strategic Portfolio Management Team, responsible for managing payment and contract abstraction activities to support AWS's expanding data center portfolio. The role requires strong financial acumen, attention to detail, and the ability to thrive in a fast-paced, ambiguous environment. The Portfolio Analyst will report directly to the Sr. Lease Administration Manager and will collaborate with various stakeholders to ensure accurate contract management and payment processing.

Responsibilities

• Perform quality reviews of contract and invoice abstraction
• Provide abstraction guidance for third party abstraction service provider
• Oversee ingestion, review, payment, and auditing of rent and power data center and colocation invoices
• Partner with key stakeholders to ensure accurate and timely contract setup and payment
• Process payments in line with internal Spend & Transaction Policies and contractual terms
• Support the preparation of monthly portfolio metric and variance reporting
• Manage Landlord account reconciliations
• Support the Landlord onboarding process
• Support contract and payment inquiries for internal and external customers
• Support lease auditing activity
• Track cost savings and avoidance
• Lead special projects

Requirements

• AA degree in business, real estate, accounting or related experience
• Minimum five years of demonstrated experience in lease administration
• Minimum two years of experience in office, industrial, commercial, and/or data center real estate
• Minimum three years using lease administration software (such as TRIRIGA, Accruent, Tango, or similar)
• Minimum three years in Office Suite of products (Excel, Word, Outlook)

Nice-to-haves

• BS/BA degree in Business, Real Estate, Finance or related experience
• Understanding of Lease Accounting standards (GAAP)
• Seven or more years of experience in lease administration, lease abstraction, or lease audit reviews
• Experience in data center/colocation real estate
