The Data Center Site Acquisition Program Manager is a pivotal role responsible for leasing and acquiring data center space while assessing the related infrastructure in select metropolitan areas. As a regional member of the Data Center Site Selection & Acquisition team, this position involves performing analytics and conducting market research in targeted metros and regions. The Program Manager will develop acquisition opportunities, negotiate commercial terms with landlords and stakeholders, and construct and negotiate complex lease agreements and associated legal documents, including Master Service Agreements, new lease agreements, lease renewals, and amendments. This role requires close collaboration with various teams, including regional supply, engineering, construction, legal, security, networking, and operations, throughout each project and transaction sequence. The Program Manager will be responsible for preparing and presenting periodic presentations in the form of investment write-ups and presentations, which will be developed in collaboration with all key stakeholders for internal governance. The ideal candidate will have extensive experience in site selection for industrial-scale projects, real estate evaluation, acquisition, development, construction, and lease agreements. A general awareness of utility agreements, sustainable practices, and financial modeling is also essential. The role demands a strong problem solver who can operate effectively in a fast-paced and ambiguous environment, managing non-routine and complex work that requires advanced technical and business skills. With a minimum of 8 years of relevant experience and a BA/BS degree, the candidate should possess knowledge of the Data Center industry, operators in the region, and market dynamics. Experience in leading complex negotiations and contract formation is crucial, along with a general understanding of hybrid real estate solutions such as Build-to-suit, Retail, and Wholesale leases. The Program Manager must be a strong collaborator, capable of driving and resolving questions effectively, and should demonstrate a positive attitude and ownership in their work.
