About the position

As a Proficiency / Floater Underwriter at Taylor Morrison, you will play a crucial role in the thorough review of in-house loans and pre-submission reviews of externally underwritten loans. Your primary responsibility will be to ensure that all loans are underwritten according to agency and investor guidelines. This position promotes excellent customer service and involves collaboration with Management, Loan Consultants, Client Coordinators, and Closers. You will be responsible for managing loan files submitted for second-level review, which serves as a test case review for new and upskilling experienced Underwriters. This ensures adherence to policies and procedures while maintaining a high quality of underwriting that allows for the sale of all loans on the Secondary Market. In addition to your review responsibilities, you will provide coverage for team members who are on PTO, wellness time, or short-term absence, and assist with overflow during high volume initial submissions. You may also underwrite loan files that will be reassigned to a Production Underwriter for clearing conditions and final approval. Your expertise in automated underwriting systems, such as Desktop Originator and Loan Prospector, will be essential, as well as your comprehensive knowledge of underwriting and qualifying guidelines for FNMA & FHLMC, Non-Agency, FHA, VA, and USDA loans. Your role will also involve assessing the potential risk of loan applicants by reviewing their current and past credit and job history, ensuring that all mortgage applications are complete, accurate, and compliant with acceptable guidelines. Providing high-quality customer service is paramount, and you will be expected to review underwriting in a competitive timeframe. Other duties may be assigned as necessary, contributing to the overall success of the underwriting team.

Responsibilities

  • Review in-house loans and pre-submission reviews of externally underwritten loans to ensure compliance with agency and investor guidelines.
  • Assume responsibility for loan files submitted for second-level review as test case reviews for new and upskilling experienced Underwriters.
  • Support solutions and training on deficiencies discovered by pre and post-review by QC, Aggregators, and Government Insuring.
  • Provide coverage for team members on PTO, wellness time, or short-term absence and assist with overflow during high volume submissions.
  • Underwrite loan files that will be reassigned to a Production Underwriter for clearing conditions and final approval.
  • Manage co-worker's pipeline, including reviewing resubmitted loans and preparing for final approval.
  • Ensure quality and consistent underwriting of mortgage loans to comply with company standards.
  • Assess potential risk of loan applicants by reviewing credit and job history, ensuring mortgage applications are complete and accurate.
  • Provide high-quality customer service and review underwriting in a competitive timeframe.

Requirements

  • Minimum 5 years of experience in the mortgage/financial industry.
  • Preferably 3 years' experience in training, loan file review, and management of all training within the underwriting department.
  • 3 years' experience underwriting VA/FHA loans with full working knowledge of all guidelines.
  • 3 years' experience in government manual underwriting.
  • 5 years of full practical knowledge with Fannie Mae and Freddie Mac guidelines.
  • 5 years front line production underwriting experience.
  • 5 years of experience with Automated Underwriting Software (DU/LP).
  • Full working knowledge of appraisal requirements.
  • Must understand complex loan transactions and be proficient in reviewing and analyzing individual and business income tax returns.
  • Proficient in communicating areas that require additional training, weaknesses, and strengths.
