About the position

The Development and Project Manager role is integral to the real estate team, focusing on leading renovation and ground-up projects for the company's assets, primarily in Dallas, Texas. This position involves coordinating with third-party contractors to ensure high-quality outcomes while protecting the company's long-term interests. The role requires collaboration with various stakeholders, including the President and Property Management, to manage expectations and deliver successful project results.

Responsibilities

  • Lead renovation and ground-up projects from concept to completion on company assets.
  • Coordinate with third-party tenant contractors on build-outs within company assets.
  • Read and analyze construction drawings and specifications across all disciplines.
  • Negotiate contracts and change orders, and write associated exhibits.
  • Manage the construction invoicing process, including review and payment schedules.
  • Ensure compliance with jurisdictional permitting processes and local utility requirements.
  • Perform other duties as assigned by the President, COO, or other real estate staff.

Requirements

  • Bachelor's degree in construction engineering, architecture, civil engineering, finance, or a relevant field.
  • Minimum of five years of direct industry oversight experience in a leadership role with a general contractor or commercial real estate developer.
  • Strong interpersonal skills to manage diverse needs of ownership and third-party tenants.
  • Ability to plan long-term and communicate effectively regarding lead decisions.
  • Strong organizational and time management skills.
  • Critical thinking skills for problem-solving and issue questioning.
  • Effective verbal, written, and interpersonal communication skills.
  • Proficiency in Excel, Word, PowerPoint, and project planning software.
  • Ability to maintain confidentiality and work within deadlines.

Nice-to-haves

  • Familiarity with the construction procurement process (RFP, bid, award, RFIs, change orders).
  • Knowledge of insurance requirements related to design and construction projects.
