About the position

The Development Manager or Senior Development Manager will play a crucial role in executing the existing industrial pipeline for a privately held industrial developer in Houston. This position offers a significant growth opportunity within a lean team of high-performing developers, focusing on site acquisition, development, and project feasibility analysis.

Responsibilities

  • Track record of site acquisition and development with an extensive network in real estate, government affairs, review boards, developers, and capital market groups.
  • Specific knowledge of site selection including taxation, utilities, networks, entitlements, land use, site feasibility, due diligence studies, risk management, and security considerations.
  • General knowledge of construction means and methods.
  • Work closely with the market leader to analyze and ensure project feasibility for new development and redevelopment investments.
  • Possess strong negotiation skills resulting in financial, business, and legal benefits.
  • Prepare and maintain project performance metrics including pre-development budget, development budget, and project timeline.
  • Analyze and participate with senior team members in determining whether to pursue specific opportunities.
  • Coordinate physical due diligence activities in partnership with the Acquisitions and Marketing Team to test project feasibility.
  • Develop and document comprehensive business cases, deal summaries, and executive presentations.

Requirements

  • BS, BA or MBA in Business, Finance, Real Estate, or a Masters in Real Estate Development is a plus.
  • 4+ years of Commercial Real Estate Experience required.
  • Direct experience in Land Acquisition and Development for the industrial sector.
  • Willingness and ability to dive deep into market analysis, deal negotiation, and strategic planning in assigned regions.
  • Strong negotiation skills from both business and legal perspectives.
  • Extensive market knowledge with an established network of brokers, developers, and connections.
  • Sufficient knowledge of favorable site characteristics, site planning, brand visibility, and ease of access.
  • Strong knowledge of Microsoft Office Suite (Outlook, Excel, PowerPoint, Word, SharePoint).
