About the position

The Development Manager will play a crucial role in supporting the development team in managing various phases of the real estate development process. This includes site selection, due diligence, financial analysis, budgeting, contract negotiation, site acquisition, investment package creation, permit processing, and general contractor management. The position is based in Phoenix, AZ, and requires a proactive individual who can navigate the complexities of multifamily development projects. In this role, the Development Manager will conduct market research and demographic studies to inform decision-making and strategy. They will be responsible for reviewing apartment databases and performing competitive analysis to identify key competitors in strategic markets and submarkets. The Development Manager will also create financial models and conduct due diligence efforts for joint venture partners and lenders, ensuring that all financial aspects of the projects are thoroughly analyzed and presented. The Development Manager will assist the Development Team in preparing and presenting investment packages, which are critical for securing funding and support for projects. They will participate in consultant meetings throughout the pre-development and development stages, collaborating with various stakeholders to ensure project success. Additionally, the Development Manager will engage with municipalities, neighborhood groups, design teams, and public hearings during the entitlement process, advocating for the projects and addressing any community concerns. As projects move into the construction phase, the Development Manager will assist in managing these projects to ensure compliance with development policies and procedures, maintaining high standards of quality and efficiency throughout the process.

Responsibilities

  • Support the development team in managing multiple phases of the real estate development process.
  • Perform market research, demographic studies, apartment database reviews, and competitive analysis.
  • Develop a matrix of key competitors including property locations, specific amenities, and pricing in strategic markets and submarkets.
  • Create financial models and conduct due diligence efforts for joint venture partners and lenders.
  • Assist the Development Team in preparing and presenting investment packages.
  • Participate in consultant meetings through pre-development and development stages.
  • Engage in meetings with municipalities, neighborhood groups, design teams, and public hearings throughout the entitlement process.
  • Assist in managing projects under construction to ensure adherence to development policies and procedures.

Requirements

  • 3+ years' experience in multifamily development strongly preferred
  • Work experience and knowledge of Arizona markets strongly preferred
  • Experience and knowledge of the multifamily industry strongly preferred
  • Bachelor's degree in Business Administration, Finance, Real Estate, Architecture, Civil Engineering, or Building Construction Management preferred
  • Graduate degree in Business Administration, Finance or Real Estate strongly preferred
  • Must be a self-starter, highly motivated, and goal-oriented
  • Excellent interpersonal, written, and verbal communication skills
  • Must be able to work in a team environment
  • Strong analytical and problem-solving skills
  • Effective organizational, prioritization, and time management skills
  • Flexible and able to handle multiple projects and tasks simultaneously
  • Accurate, detail oriented, dependable, and punctual

  • Advanced MS Office Suite skills
