About the position

The Development Production Manager will oversee the daily operations of residential construction projects, focusing on real estate deal feasibility, acquisition, and sales. This role requires a strong background in residential construction and project management, as well as the ability to lead a team of development managers and ensure quality control throughout the construction process.

Responsibilities

  • Manage the overall production of multiple residential construction projects, ensuring efficient workflow from start to finish.
  • Lead and mentor the team of development managers, general contractors, and vendors.
  • Develop and maintain project schedules and budgets, ensuring timely completion within budget.
  • Oversee quality assurance processes to meet industry standards and regulatory requirements.
  • Identify, negotiate, and manage general contractors, subcontractors, and vendors.
  • Enforce safety protocols and ensure compliance with regulations.
  • Provide regular progress updates to senior management and maintain accurate project documentation.
  • Proactively identify and resolve potential problems or conflicts during projects.
  • Maintain strong relationships with homeowners, real estate agents, and stakeholders.
  • Conduct detailed feasibility studies for new residential development projects.
  • Identify and assess potential land acquisition opportunities.
  • Oversee the due diligence process for new acquisitions.
  • Work with finance teams to secure funding for residential projects.
  • Collaborate with sales and marketing teams to develop selling strategies.
  • Liaise with external stakeholders to ensure smooth transactions.

Requirements

  • Bachelor's degree in Construction Management, Real Estate Development, Civil Engineering, or a related field preferred.
  • Minimum of 5 years of experience in residential construction and/or real estate development.
  • At least 2 years in a management or leadership role overseeing construction and real estate acquisition processes.
  • Strong knowledge of construction processes, building codes, and industry regulations.
  • Proven experience managing project schedules, budgets, and subcontractors.
  • Experience conducting real estate feasibility analysis and land acquisition.
  • Knowledge of financing, market analysis, and real estate sales strategies.
  • Excellent leadership and team management skills.
  • Strong organizational and multitasking abilities.
  • Proficient in project management software (e.g., Buildertrend, Procore, MS Project, or similar).
  • Excellent communication skills, both written and verbal.

Nice-to-haves

  • OSHA 30-hour Construction Safety Certification.
  • PMP (Project Management Professional) or similar project management certification.
  • Real estate license or background in real estate transactions.
