About the position

The Development Team Project Manager at Meadows & Ohly is responsible for managing all aspects of outpatient development projects and lease fit-ups. This role involves defining project objectives, overseeing quality control, and ensuring projects are completed on schedule and within budget. The ideal candidate will have a strong understanding of the development process and a proven track record in project management, particularly in healthcare-related projects.

Responsibilities

  • Manage the execution of outpatient development projects and lease fit-ups.
  • Define project objectives and oversee quality control throughout the project life cycle.
  • Assist partners, planners, and associates in performing project feasibility analysis.
  • Interface with client's administration, property managers, and vendors.
  • Lead the A/E qualification, selection, and contract negotiations.
  • Supervise the programming and planning efforts of the selected architect.
  • Perform site analysis and investigations.
  • Develop and adhere to detailed development budgets and schedules.
  • Assist in obtaining required project public approvals.
  • Provide design direction and manage the overall design process.
  • Review design development and construction documents for adequacy.
  • Lead the GC or CM qualifications, selection, and contract negotiations.
  • Evaluate the adequacy of construction allowances, contingencies, and general conditions.
  • Provide construction administration in adherence with company policies and procedures.
  • Review and negotiate GC or CM change order requests.
  • Monitor GC or CM performance for potential risks and provide leadership in project safety and quality.
  • Provide project cost control and prepare timely monthly budget reports and invoicing.
  • Assist in coordinating the selection, procurement, delivery, and installation of medical equipment and furniture.
  • Prepare monthly reports to the development team and clients, and develop project performance indicators.
  • Create project overview and status report presentations for clients' administration and committees.
  • Collaborate with others within the company to reach client goals and objectives.

Requirements

  • Minimum of 5 years of progressive healthcare development project management experience.
  • Bachelor's degree in Architecture, Engineering, or Construction Management, or equivalent experience.
  • Strong project budgeting, contract negotiations, and scheduling skills.
  • Excellent written and verbal communication skills.
  • Strong interpersonal skills to interact with executive-level clients.
  • Ability to multitask and manage all aspects of construction projects effectively.
  • Proficient knowledge of Microsoft Office (Word, Excel, Outlook).
  • E-Builder experience is preferred.

Nice-to-haves

  • Experience with medically related construction is preferred but not required.
