About the position

The Director, Building Systems is responsible for providing technical support for all building systems within the organization, focusing on improving equipment safety and reliability. This role involves problem-solving, designing, building, and testing mechanical devices, tools, and machines, while managing vendor relationships and ensuring compliance with regulatory requirements.

Responsibilities

• Manage building system vendor relationships and verify compliance with contract requirements (e.g. elevator, HVAC, pumps, plumbing, generators etc.).
• Ensure compliance with all regulatory requirements related to building systems (e.g. elevator, pressure vessels, environmental systems).
• Lead incident investigations after equipment failure or hazard identification.
• Audit processes and procedures related to building systems.
• Monitor manufacturer equipment recalls and facilitate resolution.
• Conduct site walks with on-site maintenance teams to audit building systems and discuss safety and reliability concerns.
• Work closely with the safety team to review and resolve hazards related to building systems.
• Collaborate with the capital team on recommended asset preservation.
• Drive oversight of training on large mechanical equipment.
• Ensure testing of building equipment and systems during delivery of new assets.
• Determine HVAC loads and sizing equipment, ductwork, and piping.
• Provide operational maintenance and retrofit services to increase performance and reduce energy consumption.
• Work with architects, electrical engineers, truss manufacturers, and builders.
• Provide expert knowledge on elevator infrastructure and components.

Requirements

• Bachelor's degree in Engineering, Mechanical Engineering, or closely related field.
• 8+ years of experience providing engineering support for systems.
• Strong working knowledge of all building systems including HVAC, chillers, boilers, cooling towers, pumps, generators, and water treatment.
• Valid California driver's license.
