The Director of Construction Management will oversee and personally establish and drive all ground-up and construction projects for the company's private destination portfolio across the globe. This position will negotiate and ensure accuracy of contractor proposals, labor, materials, basic contractor deal terms, etc. He/she will also select contractors, architects, professional consultants, and materials, and manage bidding, budgets, and schedules. This position requires a person to reside in Mexico for approximately 2 years to work on project sites as well as strong proficiency in the Spanish language. This is a regular full-time position that will continue to work on future projects. In this role, the Director will learn the relevant regulatory process for each project locale and will be responsible for the development of a construction organization reporting directly to the AVP/VP. The Director will carry out supervisory responsibilities in accordance with the organization's policies and applicable laws, which include interviewing, hiring, and training employees; leading, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. The Director will also partner with the AVP and VP to establish the department's priorities, operating and capital budget; review and provide continual updates; track actual expenses vs. forecast and make recommendations to ensure budgetary compliance. The Director will create, monitor, and assist in the development of budgets, business plans, and controls with the objective to improve construction efficiencies. They will compile key metrics and high-level presentations to summarize the performance of construction sites, formulate, recommend, and implement procedural guidelines and specific audit and operational procedures, and communicate these to affected parties. The role requires proactive driving of each aspect of the development and construction process, reviewing and approving all critical work by design and construction professionals, and holding said parties strictly accountable. Conducting on-site inspections and meetings to assess contractors' work is also a key responsibility, along with the ability to organize and manage complex processes with multiple entities.
