About the position

The Director of Global Real Estate at Bristol-Myers Squibb is responsible for overseeing the company's extensive real estate portfolio, which includes 151 locations across 46 countries. This role involves strategic planning, portfolio management, and ensuring alignment with the company's strategic goals. The director will lead initiatives related to real estate acquisitions, disposals, and compliance, while also managing relationships with landlords and stakeholders. The position requires a strong focus on operational excellence and the ability to navigate complex real estate transactions.

Responsibilities

  • Assist in the development and execution of operationally sound and cost-effective real estate solutions.
  • Analyze company holdings and real estate markets for actionable opportunities.
  • Lead the management and oversight of the company's global real estate portfolio.
  • Monitor annual rent/lease payments and manage domestic rent payments.
  • Maintain a database of global properties and manage critical dates.
  • Develop and oversee a strategic real estate dashboard and metrics.
  • Sustain landlord and tenant relationships and manage financial reporting responsibilities.
  • Manage the site selection process and lead negotiations for new/renewed leases.
  • Provide guidance to site leadership based on qualitative and quantitative analysis.
  • Develop cost estimates for approval documents and ensure compliance with legal requirements.
  • Manage the global strategy for the disposal of owned and leased properties.
  • Support the Strategy and Business Development Group with due diligence for mergers and acquisitions.
  • Manage real estate tax actions and collaborate with various departments for acceptable outcomes.
  • Identify and implement best practices to drive operational excellence.

Requirements

  • Senior-level experience in real estate management.
  • Strong understanding of landlord-tenant law.
  • Experience in strategic real estate planning and portfolio management.
  • Ability to analyze market conditions and financial data.
  • Proven negotiation skills for lease agreements and property acquisitions.
  • Experience in managing large-scale real estate portfolios.
