About the position

The Director of Land Acquisition & Development for Master Planned Communities plays a pivotal role in the strategic sourcing and acquisition of land and lots essential for the company's growth. This position requires a deep understanding of the real estate market, particularly in residential land acquisition, and the ability to leverage industry contacts to identify and secure lucrative land deals. The Director will work closely with senior management to ensure that all acquisitions align with the company's overarching growth objectives and financial goals. In this role, the Director will be responsible for sourcing and evaluating potential land acquisition opportunities. This involves conducting thorough market analyses to underwrite prospective projects and evaluating sites based on specific selection criteria. A comprehensive financial analysis will be necessary to determine the viability and profitability of each potential acquisition. The Director will also analyze current market conditions and land positions to identify gaps and concentrations that could inform future land acquisition strategies. Negotiation and due diligence are critical components of this position. The Director will initiate projects by identifying suitable parcels of land, negotiating with sellers, and performing due diligence. This includes preparing Letters of Intent (LOIs) and negotiating contracts and amendments in collaboration with outside counsel. The Director will facilitate projects through the entitlements process, which encompasses the development of concept plans, preliminary plats, and final plats. Additionally, managing rezoning requests, zoning variances, and other municipal approvals will be part of the responsibilities. The Director will collaborate with cross-functional teams, including land development, finance, sales, and marketing, to create formal land packages for presentation to the Investment Committee. Establishing and administering meetings with project teams, consultants, and municipalities throughout the entitlement process will also be essential.

Responsibilities

Requirements

  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field.
  • Minimum of 5 years of experience in residential land acquisition.
  • Strong network of contacts within the Texas real estate market.
  • Proven track record of successful land acquisitions and project management.
  • Excellent negotiation, analytical, and problem-solving skills.
  • Ability to lead and manage cross-functional teams effectively.
  • Strong communication and interpersonal skills.
