About the position

The Director of Land Acquisition plays a critical role in the strategic sourcing and acquisition of land and lots for master planned communities. This position requires leveraging industry experience and contacts within the real estate sector to identify, negotiate, and secure land deals that align with the company's growth objectives and financial goals. The ideal candidate will possess a strong foundation in land acquisition, a robust network within the real estate industry, and a proven track record of successful project execution.

Responsibilities

  • Source and evaluate potential land acquisition opportunities.
  • Conduct thorough market analysis to underwrite prospective projects.
  • Evaluate sites based on site selection criteria and complete financial analysis to determine viability and profitability.
  • Analyze markets and current land positions to identify gaps and concentrations for future land acquisitions.
  • Initiate projects by identifying parcels, negotiating with sellers, performing due diligence, and preparing LOI.
  • Negotiate and prepare contracts and amendments with outside counsel.
  • Facilitate projects through the entitlements process, including concept plan, preliminary plat, and final plat.
  • Manage required rezoning requests, zoning variances, master planning, landscape planning, and other municipal approvals.
  • Collaborate with cross-functional teams, including land development, finance, sales, and marketing, to create formal land packages for presentation to the Investment Committee.
  • Establish and administer meetings as necessary with the project team, consultants, and municipalities throughout the entitlement process.

Requirements

  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field.
  • Minimum of 5 years of experience in residential land acquisition.
  • Strong network of contacts within the Texas real estate market.
  • Proven track record of successful land acquisitions and project management.
  • Excellent negotiation, analytical, and problem-solving skills.
  • Ability to lead and manage cross-functional teams effectively.
  • Strong communication and interpersonal skills.
