About The Position

Greensboro Urban Ministry (GUM) is seeking a Director of Facilities and Operations to oversee all GUM properties. This role involves coordinating with service providers, managing security and risk, overseeing information technology, and handling special projects. The organization is dedicated to providing housing solutions, safe shelter, food, and support services to the greater Greensboro community, guided by its mission to express the love of God to neighbors in need and its vision of stable lives for its neighbors.

Requirements

  • A bachelor's degree preferred in area of expertise.
  • 2-4 years of supervisory experience preferred.
  • 5 years of facilities operations management experience preferred.
  • Valid driver's license.
  • Knowledge of property, kitchen, and warehouse equipment.
  • Knowledge of OSHA standards.
  • Ability to utilize and create documents and spreadsheets using Microsoft Office.
  • Skills in speaking, standing, sitting, walking, driving, lifting, climbing, writing, keyboarding, organizing, problem-solving, planning, interpreting data, and supervising others.
  • Ability to build and sustain positive and collaborative professional relationships.
  • Ability to communicate across all levels of the organization and work well in a team environment that supports GUM’s mission, vision, and values.

Responsibilities

  • Oversee property maintenance to ensure all agency buildings, properties, agency vehicles, and equipment are properly maintained and in compliance with applicable laws.
  • Perform maintenance repairs in buildings owned and operated by GUM.
  • Recommend capital expenditures and acquire bids outside of the replacement schedule.
  • Meet with CEO to discuss projects, project updates, budget concerns, expenditures, and employee issues.
  • Routinely conduct property inspections to ensure compliance and assess condition.
  • Receive and review feedback from staff on maintenance-related items and follow up to verify completion.
  • Manage all property and maintenance contracts, reviewing them annually and leading the request for proposal process for new agreements or service providers.
  • Direct contracted projects to verify adherence to specifications.
  • Maintain and manage the replacement schedule bidding process and all contract agreements for replacement items.
  • Coordinate with HVAC contractor for repairs and/or replacement, and manage HVAC controls and energy management systems.
  • Work with pest control contractor to schedule services and manage ongoing bed bug treatments.
  • Be available to meet with service providers for inspections and service needs.
  • Make safety and security a priority, leading safety training and loss prevention initiatives.
  • Oversee and work with security companies to keep properties secure.
  • Manage building security, including keys, key boxes, alarms, cameras, and electronic access control systems.
  • Lead critical incident response and disaster planning processes.
  • Troubleshoot technology and phone system issues, contacting IT and phone system support as needed.
  • Collaborate with engineers, architects, and vendors, and prepare specifications for remodeling/renovation projects.
  • Attend and participate in Greensboro Urban Ministry staff meetings.
  • Serve as lead staff representative for Property Committee meetings.
  • Perform other duties as deemed necessary by the CEO and administration.
  • Be on call after hours for emergencies, questions, and security issues 24 hours a day, 7 days a week.
