About the position

The Director of Land Acquisition will lead the Land Acquisition team in identifying, analyzing, and acquiring new land deals to meet business plan targets. This role is crucial for enhancing stakeholder relationships and ensuring alignment with the company's strategic plan and site selection criteria.

Responsibilities

  • Recruits, hires, evaluates, trains, develops, and retains a productive and highly engaged team.
  • Develops a positive, teamwork-oriented work culture for the team.
  • Models and reinforces actions consistent with the Company's values, vision, and culture.
  • Oversees team growth to ensure top performance and effective solutions that create organizational value.
  • Builds strong relationships with internal departments such as Development, Sales, Marketing, Construction, Studio, and Finance.
  • Participates in and supports other departmental initiatives as required.
  • Commits to continuous improvement and implements best practices for the land acquisition department.
  • Works with division leadership to implement a land policy and design action plans to achieve results.
  • Develops and administers land acquisition goals, objectives, and strategies.
  • Establishes department budget in collaboration with Division leadership.
  • Identifies improvement areas and recommends process improvements.
  • Continually searches for current and future land purchase deals using various methods.
  • Grows land pipeline to meet division business plan goals.
  • Establishes and maintains trusted relationships with industry contacts including land brokers and developers.
  • Oversees preparation of information, financial analysis, risk mitigation measures, negotiations, and purchase agreements.
  • Directs information gathering for Land Acquisition Request packages.
  • Prepares and negotiates letters of intent and related legal documents.
  • Leads land acquisition contract process and monitors compliance with counsel.
  • Contracts and manages teams of consultants.

Requirements

  • Bachelor's degree in business or related field required.
  • A minimum of 7 years of direct experience in land acquisition/divestiture and development.
  • Effective verbal and written communication skills.
  • Ability to communicate in a multi-disciplinary environment.
  • Ability to represent the Company to various stakeholders including land brokers and developers.
  • Ability to develop and deliver clear presentations.
  • Ability to summarize complex issues and facilitate negotiations.
  • Ability to prepare and analyze financial statements and acquisition packages.
  • Ability to translate market data into community concepts.
  • Ability to provide thoughtful risk assessments on market viability and construction costs.
  • Understanding of and ability to negotiate complex legal documents.
  • Ability to direct professional consultants through acquisition processes.
  • Strong interpersonal skills and attention to detail.
