About the position

The Director of Land Development at Trilogy Investment Company will play a pivotal role in shaping the future of our land development initiatives. This position is designed for a strategic leader who will oversee the entire land development process, ensuring that our projects align with the company's vision and the needs of the communities we serve. The Director will be responsible for leading a distinct business unit within the organization, focusing on the acquisition of land, project planning, regulatory compliance, and infrastructure development. This role requires a deep understanding of the residential construction industry and a proven track record in land development, making it essential for the candidate to possess strong leadership skills and the ability to manage complex projects from inception to completion. In this role, the Director will identify and evaluate potential land acquisition opportunities, conducting comprehensive due diligence to ensure feasibility and compliance with regulatory standards. The position involves developing and managing project plans, coordinating with various internal teams, and navigating the complexities of zoning laws and permitting processes. The Director will also oversee the design and implementation of essential infrastructure, ensuring that all projects meet regulatory standards and are completed on time and within budget. Additionally, the role includes managing external contractors and vendors, negotiating contracts, and maintaining effective communication with all stakeholders involved in the projects. The ideal candidate will have a minimum of 10 years of experience in land development, particularly in residential projects for production home builders. They will be expected to demonstrate strong budgeting and financial oversight skills, as well as the ability to collaborate effectively with production home builders to deliver high-quality residential lots that meet their specifications. Responsibilities

  • Identify and evaluate potential land acquisition opportunities in alignment with company goals and market demand.
  • Conduct comprehensive due diligence, including feasibility studies, environmental assessments, and regulatory compliance reviews.
  • Develop and manage project plans, including timelines, budgets, and resource allocation.
  • Coordinate with internal teams, including engineering, planning, and construction, to ensure seamless project execution.
  • Navigate complex zoning laws, land use regulations, and permitting processes to secure necessary approvals.
  • Liaise with local government agencies, stakeholders, and community organizations to address concerns and facilitate smooth project approvals.
  • Oversee the design and implementation of essential infrastructure, including roadways, utilities, and drainage systems.
  • Ensure all infrastructure meets regulatory standards and is completed within project specifications and timelines.
  • Select and manage external contractors, consultants, and vendors involved in the land development process.
  • Negotiate contracts and monitor performance to ensure quality and cost-effectiveness.
  • Develop and manage project budgets, including cost estimates, financial forecasts, and expenditure tracking.
  • Implement cost-control measures and optimize resource allocation to achieve financial targets.
  • Work closely with production home builders to understand their requirements and deliver lots that meet their specifications.
  • Maintain clear and effective communication with all project stakeholders, providing regular updates and addressing any issues that arise.

Requirements

  • Bachelor's degree in Civil Engineering, Urban Planning, Real Estate Development, or a related field.
  • Advanced degree or professional certifications (e.g., PMP) preferred.
  • Minimum of 10+ years of experience in land development, with a focus on residential projects for production home builders.
  • Demonstrated experience in managing large-scale land development projects, including budgeting, planning, and regulatory compliance.
  • Strong understanding of zoning laws, land use regulations, and infrastructure development processes.
  • Proven leadership skills with the ability to manage cross-functional teams and external partners.
  • Excellent communication, negotiation, and problem-solving abilities.
  • Proficiency in project management software and Microsoft Office Suite.
