About the position

The Director of Leasing / Marketing / Social Media at Campus Living Villages is responsible for overseeing marketing strategies and leasing operations to ensure high occupancy rates and effective communication with prospective residents. This role involves creating and implementing marketing plans, managing social media presence, and conducting market analysis to enhance sales performance. The director will also supervise staff and maintain compliance with university and company guidelines.

Responsibilities

  • Understand ground lease compliance guidelines and obligations related to marketing and occupancy.
  • Create, write, and implement Village marketing plans.
  • Implement aggressive marketing techniques to achieve a closing ratio of 100% and secure 100% leasing.
  • Coordinate the maintenance of a database (StarRez) of prospective residents.
  • Manage marketing mailings to prospective residents.
  • Analyze and interpret traffic demographics and respond to market trends.
  • Conduct market competition surveys.
  • Develop relationships with campus departments and business partners.
  • Present programs and set up displays at University functions.
  • Maintain and update information on social media outlets.
  • Update website content regarding property information including specials and rates.
  • Compile and submit all required CLV reports within requested time frames.
  • Maintain traffic logs of tours, calls, and information requests.
  • Conduct effective sales presentations and personalized tours for prospective residents.
  • Respond to leasing information requests from campus departments.
  • Supervise follow-up techniques on every prospect.
  • Monitor weekly occupancy and leasing reports and statistics.
  • Train professional and student staff in marketing/leasing initiatives.
  • Execute designs and interpret model display units per CLV brand guidelines.

Requirements

  • Bachelor's degree in Advertising, Marketing, Communication, or a related field.
  • Three years of management experience required.
  • Three years of full-time professional experience in multi-family housing or privatized student housing marketing & leasing preferred.
  • Two years of supervisory experience preferred.
  • Proficiency in Microsoft Office programs and StarRez.

  • Strong understanding of social media marketing campaigns.
  • Ability to learn and maximize software.
  • Ability to effectively train team members.
